Don't do it. Raised my 3 kids in a 1530 square foot home 4 bed 1.5 bath, it was fine for us. I redid the entire home and updated all electrical, plumbing, siding, roof, windows, kitchen, baths, and we are on over a third of an acre. It makes NO financial sense for us to add on or put more $ into the property. Kids are grown and the house is now for sale. Buyers complain it's too small, and the want open concept (in a 1960's colonial) for the price. I live in an expensive suburb of Chicago, and the price is on the upper end for 1st time buyers in this market, but they want palatial residences on a "beer" budget. I'm looking at loosing $$$ on all my updates because, people think HGtv, and their budget reno's are reality. Buyers either want to update themselves or to buy a turnkey property without the turnkey price.

It would be nice to see more homes in this range that families with kids live in verses homes in this range with only one or two people
