Over in NC here. Not that it matters but are you looking at singles or doubles? Vinyl siding? Shingle roof? Don't know anything about Legacy, mine is a Clayton doublewide. It's going on 16 years and it still looks good, in my opinion. No leaks, but I put on a metal roof last summer. Good maintenance and upkeep goes a long way. I've read it depends on the factory the home was built in, that it varies within manufacturers. Does the dealer have a good reputation? That'll be a big factor. My dealer has been in business for a long time.

Maybe upgrade carpet or get other flooring if you don't like carpet. Wooden cabinet doors in both kitchen and bath. Enough outlets in bathrooms. One piece tub/wall surrounds. Lights in closets. Shut-off valves at all water sources and maybe a main shut-off access inside the house. Exterior outlets are handy and an outside faucet. A big water heater!! I added a door to laundry room to block off noise from the washer and furnace.

We are looking for a double wide tho won't rule out a single wide.

keeping ANY home water tight is a must, so shingle roof, plywood subfloor, double pane windows, agree with 2 x 6 exterior studs, 'real' wood cabinets, upgrade panel box for more circuits, real sheetrock interior walls, the best exterior siding you can get.

My grandson's double wide had some sort of Masonite type siding and when the skirting was installed incorrectly, the lower edge of the siding got and stayed wet, causing the siding to eventually crumble. $10K later he has Hardi-plank and a 'tight' house.

DO NOT get their furniture or window treatments (unless it is mini-blinds) unless you are familiar and happy with the quality, you will be paying interest on them for a long time. If you let them provide appliances, you will be paying interest on the appliances for the full term of your loan/mortgage and the appliances probably won't last that long.

Kitchen, get the lowers to be pull out drawers rather than cabinets (unless you just like crawling around on the floor to get stuff out) as much as possible. You can see how I upgraded my kitchen on the thread I started (Carolyn's upgrades). Both of these homes are almost 20 years old now (we did not buy them new, we purchased 5 acres with the homes already in place). CMM

What Christopher_H said. Get every construction level upgrade you can. Maximum insulation, 2x6 exterior framing, upgraded subflooring, real shingled 5/12 roof and real vinyl siding. Consider the size of the hot water heater, and if you need 200 amp electrical service. Get the cosmetic upgrades you can afford after that. And as he also said, the setup/dealer is far far more important than the manufacturer. Pass on the appliances and buy better ones that you won't be paying on after they quit working ang get replaced. I second Christopher_H and cathyyg and new-beginning. The stuff you can't see--insulation, exterior framing, pitched roof (well I guess technically you can see the roof), siding, water heater, electrical wiring, outlets, etc...make your home energy efficient and you will be far happier down the road. Work with a dealer you like and trust, and use your "gut" to help you. But get references too, like the BBB, and social media. KNOW what you're buying and KNOW what the dealer is supposed to do. READ this forum! It's one of the smaller forums on gw, and it's possible to read every single thread. I know, because I did just that last October. I thought I knew a lot, but I learned 200% more by reading this forum!! You can upgrade any time. But it's a LOT easier to get the important stuff like insulation, framing, subfloor, etc. NOW, and a lot cheaper in the long run. Welcome, and congratulations to you and your wife! How exciting! here is something you want to avoid; particle board subfloor replacement

we only pulled up the bad portion, I didn't want to rip everything out, the kitchen would have been torn up for days and days. My grandson has been doing this for me (and some cash!), working about four or five hours for the past two days, he will finish the subfloor tomorrow. It took him three hours to get the old stuff up due to the HUGE amount of nails they had used.

This is why you want plywood subfloor rather than particle board.
