Comments (8)The brick and the window are lovely, is that leaded glass? If it were my home I would not change anything about the homes exterior and would focus instead entirely on landscape/hardscape. First I'd stop shearing the shrubs and let them return to a more natural open look. I'd remove a portion of the lawn and extend the front entrance area into a courtyard, with a short wall or fence, add a stone bench and a low fountain, maybe a bubbler. Then I'd add a curved plant lined pathway through the yard to the front door. Comments (17)$30k is an insane cost for a bathroom so small. Even paying a contractor to do the work with modest finishes, but good quality, will run between $8k and $12k. Especially if the fixtures stay in the same location and only get exchanged for new. An architect is always a good investment. An architect will help you with design ideas, can curate material, fixture and finish choices based on your tastes and can oversee the work being done by the contractor to ensure that everything is done properly, up to code, and according to design. The average homeowner is not equipped to adequately oversee a contractor's work. I've had so many clients come to me after a botched renovation because they didn't understand the contractor was taking short cuts and it cost them thousands more to fix. Comments (13)There is an addition in the back whose siding has to be replaced. We are planning on going with Hardie board. The brown section (paneling) in the front will also be replaced at that time, again most likely with Hardie board but am open to suggestions. Budget $5000-$10,000. Not sure what is realistic, will start asking for quotes from local professionals in the next few weeks. The picture is from when we first moved in. Since that time we have had an 8 ft board on board vertical fence installed. We had thought to install a front wall/patio similar to the picture above but city code limits us to 3 ft. and we can only go out to the gated arch. Flower beds have been stripped and amended. We are waiting until spring to plant. Anyone know how to kill off Ivy-I have spent hours stripping/pulling runners. Miley Rey-thank you, never knew what style it was. Comments (11)New countertops and backsplash is a great start. Buy a sofa table, credenza, narrow long dresser, a buffet, or an antique and paint it or keep as is for extra storage or a place to put drinks and food when entertaining. You could put the same countertop on the floating piece you decide on as well if you like. Maybe a nice runner in front of the cupboards could bring in some texture and colour, as well as switching out hardware really makes a big impact for different price points. Depending on your budget, new taps and lighting can dramatically change the atmosphere and update. Do as little or as much, every little bit will be a nice refresh. Your cupboards look to be in great shape, I think you made the right choice not to paint them. If I see another all white or grey kitchen I’m going to scream.
