Kmgard, There is no way you will be able to choose something for an unknown future buyer. At some point in time, we have all fallen for that and in hindsight wondered why did we let that influence us? The eventual buyer of your house might turn around and remodel it upon purchasing it... So, please don't let that be a major factor in your decision making. The trick is to find the balance between making it too personal and you vs. generic enough that it will make you happy for the next four or so years but won't freak out potential buyers. For example you might like really like the idea of an orange or coral colored tile in there..... ;;) Take a sample of all 3 materials... floor, counter and cabinet to the tile and paint stores with you. Use that to narrow down your possibilities and then bring those home with you to check out in your space in the various types of lighting that you experience in your home before making your final choices. Looking over your materials... backsplash... I would look at your countertop and see what is the base color of that material and start with that for your backsplash material search. I think if you found something that had that color plus a reddish wood tone would be wonderful and wouldn't add another visual texture to your kitchen. Another possibility would be a creamy solid which would make a nice subtle contrast to your cabinets. Glass tile does come in a solid color as well as multi colored. I am not sure if I would go for a shiny material tho in your backsplash... Ah, something that you might not have thought of is using a laminate for your backsplash. It comes in a wide variety of colors and textures, is easy to clean and won't be as outrageously expensive as some tiles can be. In your case I think it might be possible to put it up on backer board and thus easy to take down for a thorough cleaning if needed. Paint... I would look to your cabinets and your floor for direction there. The cabinets are on the walls. Your floors and walls combine together to be the backbone of your room. I think you are on the right track with the "tone" of your wall splotches even tho they are for a previous color scheme.

Do you like gardening/maintaining landscapes.... or is it a chore? If the former, and if it was my place Id leave the lower grassy portion near water as is for now EXCEPT take down the fence (what purpose is it serving) and I would want to come up with a jazzier /more colorful design for that blah border planting in front of the stone wall (to left of stairs in pic #2 (what are the shrubs that are in there now?). I would put in some sort of grouping of 3 of something taller / more vertical at the very left of this border (tall enough to balance out the weight of that hydrangea). If its to the side it wont block out that much view and besides you could go quite tall maybe even up to 15 ft without blocking any of the 1st, 2nd, or 3rd floor windows. (I assume the bottom level is a walk out basement?) I would bump out that border to be wider, with taller flowering shrubs in back and perennials in front); Front - is that literally the road in the pic or is it your driveway? The grass area is too small to read as a lawn or anything useful and tends to turn into a weed patch - id put in a bunch of low growing, easy to grow shrubs like spirea which can be use dmore as a ground cover (instead of the usual row or border.) I was going to say replacegrass with stone work or pavers with some sort of stone sculptural piece and/or windowboxes/planters as Nancy suggests but if that's the road and not your driveway I don't want to confuse the drivers by having paving right up to your house - there would need to be some sort of clear border between the paving of the road and your house!!! (for obvious reasons - all you need is one tired driver to wreak havoc)

I liked Crema Marfil and checked it,like, fifty times as a countertop option with my-new-then-to-be very warm greige/bordering oatmeal cabinets. I really wanted it to work, yet it didn't. I guess it'll be a challenge to find gray paint-even very warm one-to support your other elements that are there to stay Obviously photos you posted don't give one the truest feel of colors..maybe they seem more golden to me than they are..can you post a close up of floors and counters? something along the lines of your wall colors will work..but you want to get away from the current look, why to go through this expensive hassle I can see smth warmer yet lighter..creamier.. you can try of course to find your gray..the thing is: will it read as gray? willl it fit your vision? If you make it purple enough -it can be a nice combo...but in order to get so, it'll be already more purple than gray same thing with warm greens and blues..they can be muted(have gray in them), but they'll already be muted greens and blues rather than grays when mixing neutrals in spaces that have natural stones etc, you need to be especially careful..you don't fight the neutral, you work with it, either by having another natural material that makes sense next to it, like your current stain, or by trying to repeat its nature, or by doing a color that'll contrast it in a way you'll continue to like your neutral. You can't just pick color X and it'll work, because you already have many elements to work with, Frankly I wouldn't paint at all, but rather play with hardware, lighting, introducing accessories that have gray in them(clay, fabrics, etc) so you can have your gray without big overhaul Again, because I can't see close up of the flooring etc, I might be wrong because I can't see your colors correctly. From your description (off white plus greige) it might work, I just can't see it on the photos So. Additional photos would help. And even then I think it should be something really warm comparing to other grays..light greige, something like it. And I'm not sure that's what you're looking for. What are you looking for? In terms of vibe, you know? What looks great in one kitchen wouldn't neccessarily work in other. Even more than that, sometimes a paint color works on one wall in the space, but doesn't on the other:) It's a lot of thinking, considerations, sampling(paint on wood will also always look different than on walls..so should be door samples)..and money. Again, additional photos would help.
