Comments (24)The first thing I noticed was the 1% 2% 3% and holy cow - that's crazy low! I just have to assume that's the listing agent's split because I wouldn't bring a buyer to a house if my split was .5% - not worth my time or effort unless we're talking about over $500K. (That said, I might steer a buyer towards the house on their own if it's what they are looking for, but I would remove myself from being involved in the transaction unless the buyer would be willing to pay me adequately.) OP: You're right, this forum often tends towards anti-FSBO, but keep in mind that many of us are RE professionals, and many of us have been around this forum for years and years, bought and sold many many homes (w/ and w/o agents), and basically, we've seen dozens and dozens of folks interested in FSBO who are obviously researching on the internet and run across this forum, sign up, and on the same day (pointing finger at you) and post a bunch of questions hoping to save a few bucks. Because you are new, we don't know if you have any idea what you're getting yourself into (and most don't, unlike you) and for those folks, we tend to advise not going FSBO. Many new members don't ever return to check the responses anyway, so you also won't always get very good answers on the first go-around either, because us older and wiser folks know it's not worth our time and effort to answer to someone who won't even read them. Comments (29)when we built our house 6 yrs ago, it was with the intent that we would be living there until we retired. Things in our life have changed dramatically since then. At this point, there isn't anything we are going to do to put in a shower, though I guess its possible. There is 6 inches of empty wall space at the front of the tub where the niche is. You could take that out, rip out the drywall and extend the plumbing to make a shower and finish it off with cement board and tile. There is no way we are going to do that. We do have a hand held shower mounted to the tub with the roman faucet that I use all the time for washing my hair, the dog, and rinsing the tub. 2 of my husbands sisters and their families have tub/shower on the main floor, but all go down to the basement to shower. Now that makes no sense! chisue -- sounds like your tub has airjets? Ours isn't. We do use a water softener. I don't know what we could do to prevent the flakes of whatever coming off the pipes. Comments (52)Whether well chlorinated or not, I'm still grossed out sitting in the tub with others. For me, the tub would have to be BLEACHED before every use. DH & myself would have to shower BEFORE using it. It would have to be scrubbed & disinfected after use. I do not like to sit in chlorinated, stinky water. It would be too much upkeep for me. I can see each tub visit as a full days ordeal-no thanks! I feel the same way about pools. I lived in a nice community in FL, where we had a nice size pool maintained by the Homeowners Association. This was an affluent community. I used to do laps in it. Then I noticed the mothers with their kids in DIAPERS. Sorry ya'll that is plain GROSS! DO NOT tell me about chlorine. I do not care to swim in a pool full of pee, chlorinated or not. One day the pool was closed. On close inspection, someone had POOPED in it. The feces were at the bottom of the pool. They were going to "clean it up". I didn't want to know HOW they were going to do it. I didn't think they were going to drain it. I never set foot in that or another pool, again. That was 18 years ago! If I were interested in a home that had a pool or a hot tub, I would stipulate the removal of both. I would suggest NOT to advertise the pools or tubs, because you are limiting your viewers. You are better off leaving it as a surprise. Some will like it, but most will not. Comments (71)When my husband and I were selling our house last year, we went through a string of bad luck. We staged our home and put a lot of stuff in his office (he had his own business). Needless to say the building the office was in burned down and we lost a lot of pictures, but mostly just junk. We finally sold the house only to have the first buyers back out 4 days before the closing, but we were locked into buying our new house. We then put our home back on the market and prayed we would sell it in a newly SLOW market. Anyway we had many potential buyers come back and view the house 3 and 4 times but after 5 weeks still no offer. With the stress of holding 2 mortgages we were desperate. One day when my husband was commuting home from work it just so happened he was sitting next to a realtor. They got to talking about our house and she mentioned to him when ever she needed to get a house sold she would burn sage leaves to ward off evil spirits. That weekend we were holding an open house. Unbeknownst to me, as we were leaving the house my husband ran back in to "get something." He was taking a really long time so I ran in to find out what in the world he was doing. I saw him running through the living room with a smoking piece of aluminum foil and the overwhelming smell of burning herbs which smelled very illegal! I wanted to kill him. At the same time our realtor arrives and was nearly knocked back at the smell. At the time I didn't think it was funny and I was fuming. Needless to say, we got an offer that day, and we closed in 4 weeks. The ironic thing was our buyer was a Drug Enforcement Agent.
