Comments (51)When I first visited the house I ended up buying, when I walked in on a dreary March day, the owners had their bread machine going--the house smelled like homeade bread. Made a very nice impression, but that's also because the house was nice and clean, etc. You don't have to go overboard I think. But I dunno, I am perhaps not as easily influenced as the average buyer. I could look beyond some fridge magnets. What impressed me about the house I bought was not the bread smell, it was the all new double pane vinyl windows, the downstairs bath, the newish neutral kitchen, the finished basement and the garage with motion sensitive light, and the patio lights, which made a great impression at night. Those are still the features I love about my house. The living room and kitchen were neutral and didn't need a lot of changes, which was a big plus. The upstairs bedrooms were way out there with the splatter paint on the walls (three teenage boys), but that was easily painted over. Houses that made somewhat of a bad impression on me had over the top loud wallpaper, which could be removed and painted over, but that's two steps instead of one. Comments (4)Is it light or dark paneling? We had "pickled gray" in our bedroom here, but when we were taking it down so we could rerun some wiring (we were going to put it back up and paint it) we found mold behind it from water leakage. So we did the "plywood paneling" thing instead, and painted that white. I think the lighter paneling could support beiges and lighter earthy tones where the darker would be more chocolates and deeper colors. Our neighbor's house has REALLY dark walnut like faux paneling, and I can't imagine many lighter colors would compliment it at all. Their place is pure 1970's so everything is oranges and browns with it now. Personally though, if it was a rental I was looking to get tenants for, I'd paint the paneling to give the place a more updated and fresh feeling. Most people equate the sheet paneling to old and dated and worn, and it might effect the rent you can get, or maybe just the tenant base....See Morelooking for a whole new look
Comments (13)Gorgeous room with all those windows but the dark gray wall color makes the room dismal, like a rainy day. Repaint. You say you spend a lot of time in this room...I'm assuming watching TV/movies? Definitely lower that TV OR buy an appropriate size console to place it on. If you use this room for TV viewing, I fail to to see how a couch & 2 chairs help. I swear by sectionals. You can get them in all sorts of configurations & sizes that suit your style as well as seating needs for your family. I don't understand the couch/chair combo. Chairs will have to moved or you will be watching TV with your body/neck at an angle. I'd purchase a non bulky sectional, an "L" shaped one, perhaps with a chaise. Colorful rug. Appropriate size coffee table OR large ottoman for putting feet up. Don't forget side tables for placing drinks & snacks. If there is space for a chair or 2, great. Get one in a patterned fabric. Plants! Get rid of the greenery up there & never put it back. I recently deleted my couch & 2 chair combo because it just didn't work for a TV room. Everybody was fighting for the couch so they could lay & lounge, ignoring the chairs where their necks would be turned to the right in order to see the TV correctly. I purchased a sectional from Room & Board in a dark navy/black fabric. R&B helps with design services & sizing. Made in America furniture...heavy duty with springs, hardwood, performance fabrics, etc. My room was large enough to fit chairs should the space be used for visiting & conversation rather than TV viewing. Comments (8)you and me both! i really do appreciate your time and idea, drawing that out! thank you so much!! :) Your bathroom layout is actually the same that my architect friend drew up, i just wasn't sure that it was a good idea due to the window being where it was. Also i'd have to stick something on the glass to blur it out and wasn't sure if mould would build up around the area over time meaning maintenance is required. Re: TV i'm actually not sure if i could put a TV on the wall, when i went over to tap the walls last time, it felt hollow, hence it might just be made out of some partition! :o but i guess, if i'm letting it out, its up to the new tenants to lay it out, but yes, you're right, potentially, they could have a small sofa and add a small table there, then in that case, it might be better to move the radiator in front of the bay window so they can put storage in front of that wall if they wanted to? thank you for your ideas! :)...See Morecolonialgp
