Dekeoboe- The pony wall will be the same depth as the full wall, so I don't understand what you mean by a dangerous corner. What I planned is for the O/M and an extra foot be a 7' wall, and then the pony wall. This would allow a bit of storage (I know...dust catcher! LOL) above the oven/microwave and provide a 'back' of sorts, to that end of the plate rack. And, it would make the 'open area' about 8' long, with the range in the middle. Here's another drawing...maybe it will make a little more sense. Oh, and if you're worried about the corner sticking out past the back of the O/M...I'm making the pony wall even with the full wall, so it will be an 'L' but all even on the keeping room side. I have had lots of problems with a Mirabelle Sitka tub. It was not installed properly—manual Said it should have been mudded, and contractor,and plumber would not listen to me. It pulled away from the wall and then they sprayed foam under it—something the manual said NOT to do. They had to pull tub out and mud it and put back in. After it was back in the switches inside the tub did not work. Had to have a Ferguson rep out. Didn’t have a proper access door to motor so, county inspector not approve (again, manual stated for guarantee and no one read the manual.). After acess door was done, I filled tub up above jets and tub pulleed away from wall. Now even using for just a small bath—just enough water to go under the jets, it pulls away from the walls, and the switches are NOT working for the 2nd time!. I would NOT buy a Mirabelle again and I am waiting to see if Ferguson’s or my contractor will do anything about this. This bathroom was started a,year ago last month!!!!

I live on the Intracostal in Plam Beach County. The crabs are normally next to the water, but with all the rain I guess they had too much and moved closer to the house. I lost a rose several years ago to one's digging. I have only had this rose in the ground maybe a month or so, I am afraid the air will get into the roots. Last evening there was a 3inch wide hole at least 8 or more inches deep angling right under the plant. I tried to fill it with dirt but kind of hard to do. So I put dirt on top and put more water on t.... just what the poor rose needs with all the rain we have been having. Then I tamped around it hoping I got all the air pockets out. Then this morning there was another hole on the other side of the plant. I repeated water and dirt like last evening then went and found a glue trap and stuck it under the rose..... Hopefully I will have caught a crab by the time I get home.

The real problem here is any state along that southern border is just overflowing with uneducated trades people who don't understand what quality is. Then add contractors that were working at Walmart last week and homeowners who all think they should have marble and gray walls just like they saw on TV for a price that couldn't possibly cover the proper costs. Illegal workers no matter how you feel about their legal status are a huge problem for the construction business. We have people undercutting bids and have zero idea how to perform the work. The same guy hanging cabinets is your electrical Tuesday and your plumber on Friday. They don't speak or read a word of English which causes even bigger issues. If you cant read how to install something how do you do it? They are somewhat trained from the country they come from which does not have the same standards that we have here in the USA. I live in SOCAL and I see these greedy flippers and realtors using these illegals to make a property look good in a picture. And then the realtor just keeps saying don't worry you'll have an inspection and a home warranty. Of course the warranty doesn't cover any of it and the inspector is in the realtors pocket. The real home market crash comes when all these flipped to the hilt overpriced messes start needing corrective work. Homeowners can barely afford them and as you have here the corrective work will cost more then the original repairs. There is nothing to be salvaged in those pics and what is NOT seen is the real problem.
