First- forget #3. If you want to craft in your spare bedroom, do it! Just don't move the laundry plumbing in there. There's no reason to devalue your house on resale to a 2 bedroom value. Second- define what it is you want to do in your laundry room, and define the exact dimensions that you need. Third- Do not make changes to the Master Bath. It's one of the nicest features in your new home. Fourth- re garage space. Having a 3 car garage on a house this size probably isn't necessary for resale. However, your hall would need to take up 3'4" of the back wall of part of the 2-car section, so you would have to push the garage out further to the front. Finally, is this house size (exterior dimensions) is limited by your lot? If not, you could probably widen the house by 4 or 5 feet along a line starting at the front of the coat closet and running to the wall that holds the door to the patio. That would put additional square footage in your living room (a good thing), you would move the stairs to the right (giving you 5 additional feet where the laundry closet is now), then I would eliminate the corner cab row in the kitchen, make a small island if you need it, and VOILA you would have a big laundry.

aloha2009, How about storing a chair in one of your closets? It could be a collapsible one, but a rigid chair would not take up much more room, it could be turned sideways to fit over shoes and be in-line with the coats or whatever you store in these closets. Good luck.

At last count I had over $100 in coins. How'd you get that shelf to stick to the fridge? I bought it on line. It's a metal "L" shaped shelf with a heavy duty magnet on the back side. Where'd you get the shelf? I googled for a long time hoping to find the source of the purchase for you, I guess it's no longer available. The "securing stuff with zip ties". Love zip ties! I have all sizes. I used the little ones for making hangers for the gripper, duster, and cordless vac that you see in the LR picture. Very skinny space between my fridge and the wall that was supposed to be a broom-closet space. It sounds like a challenge but if anyone can figure out a system, it's you. Are there any pull-out racks that would fit the space. I am disappointed that the Organize the Home Forum isn't active like it use to be. In the last couple of weeks I have been searching on Pinetrest for organization and repurpose (my favorite challenge) hints. My laundry room is only that; it's not a mud room or utility room. I have lots of shelves - hub built most of them and installed them. There are huge hooks he installed for me to hang clothes on (I hang and fold clothes as I'm taking them out of the dryer). He also installed a nice rod/shelf above the dryer so that I can hang or lay things there to air dry. Other than machines, hooks on the wall, and shelves, I have lots of laundry detergent, a jug of vinegar, a huge jug of fabric softener (one lasts more than a year), a box of OxiClean and Color Catchers for when I combine colors in a load (I don't do that often, but I have a thing about only washing full loads). And a tall kitchen size trash can which seems to stay full - I haven't figured that out yet. Mine is very utilitarian, but it works for me and is in a very handy location.
