Need help laying out an L-Shaped Living & Dining Area

My apartment is around 950 sqft. Not pictured in this are my bedroom, the bathroom, storage, and the office/rec room. I'm just not really sure where my things can go in this space the most successfully... Moving anything to one of the other rooms isn't really an option at the moment. Any advice would be appreciated!

Is your stuff in the space already? Can you take pictures?

Since you have specific pieces that you're trying to place, it would be helpful to see them in situ.

That looks like a lot of pieces to go in this space.

Do you really need 2 tables and a desk in the dining area?

I know you said you did not want to switch rooms; but since you like the look of the sink in the bay (the outside views are awesome), it may be worth exploring. If your DH is like mine, change is hard, but he comes around eventually. Perhaps posting another thread that asks people to weigh in on the two kitchen locations with a mock layout for each might get DH to consider the possibility if he can read what others have to say concerning the positives and negatives of each kitchen location. Many people are remodeling to get a larger kitchen space by eliminating two sit-down eating spaces in their homes. Thus, If you switch the rooms, I do not think you would have to “stage” a formal dining room if the time comes to sell. The larger, well designed kitchen would be a major selling point. Keeping the kitchen in its current location does not gain you a whole lot more space for the kitchen because of the traffic patterns; moving the kitchen to the dining area gains you much more kitchen space. You gain the space for family friendly island seating, and the kitchen does not have to be in a location that “fights” with the traffic patterns of your home. The generous dining space combined with the larger kitchen space would be awesome to entertain in. One negative would be carrying groceries a tad farther but not a whole lot more. ;

I wouldn't do an accent wall, I'd just paint the entire room one color. I think you're definitely ready for some color in your life, so I'd paint everything one of your greens/greys that isn't too dark. Have you looked at SW Sea Salt? WIth the paint job, time to switch up the brown cushions for some with color, texture and pattern. Choose an accent color to go, maybe bringing in some other blues and greens. Room could use a nice big plant by the fireplace. I'm also not loving the blinds you have - you might consider switching them up some pretty woven ones instead. Also, your kitchen painting is hung too high - centre should be 58" from floor. It looks too small on that wall anyway, I'd consider a set of 4 pieces, or even 6, like this for bigger impact: Change the placemats away from brown too, and have some greenery on the centre of the kitchen table.

Not to be negative, but this is a huge undertaking so trying to make a hasty decision on where mechanicals should go could be a problem. Make your decision about the plumbing if you must but ask if something comes up can it be moved, then find yourself a kitchen designer right away because next you are going to be asked about where your appliances are going and what sort of lighting you are doing etc. Personally I would not do the main sink in the island. My sink often has a bunch of dishes in it if I am doing a lot of cooking and who wants to see all that! Put the prep in the island. Make sure with the prep sink that you have room for the "dirty side" and then the clean side - many people put them at the end of the island and then you are just putting clean food back onto a place the had it before it was washed. I know others will disagree, but I like a corner sink - when it is just for dishes and I like the picture you posted showing that. Also make sure you look at 24" wall ovens - they are very small! The standard is 30". My only other question is: do you like to open everything up for fresh air and breezes frequently? Quite often when I work on waterfront properties, I do no do painted cabinets because of the humidity. Sounds like a great home! Good luck

Back again, now that I know my suggestions to move juke box won't work. It is a very wonderful piece, so keep it where it is, but don't make the grandfather clock compete with it. Either move the clock to the left of the fireplace or where your desk is in the dining area. (Relocate the desk to another room or sell it on Craigslist--again you have way too many random pieces of furniture that make your space feel crowded.) So in the den area, move the piece you currently have next to the fireplace to the juke box wall. Turn that into your bar to the right of the juke box. Then get a large vintage posters from the fifties--bar art, music, retro images for that wall. In other words, make the juke box a centerpiece for the den, which will make your husband happy. Replace curtains with bamboo roman shades in white. Don't add any small decor items, small art, or little furniture pieces.. I think you're unhappy with the space because it lacks flow and airiness--too much stuff to look at and walk around. Here's a Houzz article about something called "negative space." Get a small proportioned sectional with one side facing the window. Since you will have quite a few small art pieces that are currently scattered around the room , create a gallery wall around the TV so the screen doesn't dominate the room quite so much. Don't have any small art works or decor items anywhere else. Also, the console doesn't look centered, so make sure you center it.

Put the "battle station" (some call it a drop zone) either to the left of the front door, or to the right, but even better to the right of the door along the wall adjacent to the closet. That defines a little "foyer". Place a lamp on the table, not to high wattage, and hang something above it. Maybe a mirror?

Put the mini-fridge in storage. Unless you need some airtight storage somewhere, in which case it can be used unplugged.

What dimensions is the bar-height table? Perhaps that could go in the kitchen for extra appliance placement (a toaster and the coffeemaker, you can perch on the stool for your morning bagel).

Do you actually eat at your dining room table? Your dining room probably will work very well as your home office-studio. It might be a nice place for the rug!

For the living space: your only seating is the futon? How long is it?

i just noticed that you have an "office/rec room". How do you use that room?

What are the dimensions of your furniture (length x width x height)? Can your mini fridge fit in the recess in the kitchen? Is your dining table round? Square or rectangular? How big is your desk? Does it have a finished back?

I would suggest some type of IKEA wall cubby storage for all your first six items in your list. The pics below are custom but suggest how much storage you can get from a vertical wall space. You can down size speakers so they can fit on a shelf or hang from a upper corner wall.

If you can incorporate a TV console that is long like the one in the above blue and white picture all the better.......craigs list has some interesting items that might fill the bill. And I agree with what was said above.....also getting a consult from a designer for an hour or two will give you some more great ideas to make your room more attractive and have items that relate to one another in size color disign etc.
