Small house plan, what do you think? -from SL
Comments (25)This is the first time I have visited this forum so I hesitate to jump in but....one thing that jumped out at me is "two small kids, no more planned".....sounds like our family, but.....the VERY unexpected happened and our boys are 17, 8 & 6. My standard line is "it took so long between #1 and #2 that we never imagined there would be 3!" So, while I am all for building small and love Susanka's Not So Big House books/designs, having a playroom/extra bedroom/office that can be turned into a bedroom if necessity strikes was a Godsend for us. We have been able to stay in our house comfortably with 3 boys. My brother, on the other hand, had the 3rd "unexpected baby" and did not have a decent set up, found a new house, bought it and is now struggling to sell the first house in this tough market. So, I just caution against designating every square inch when the children are so small -- needs change as families grow and it is nice to have a space designed to grow with you. If you have not seen Susanka's books, I would encourage you to look at them, I think she has some marvelous ideas for "stretching" less square footage. Good luck, your setting sounds divine!...See MoreDo you think high budget can lead to more problems?
Comments (10)Ok, a more serious response from me. I think anything that is more rare or more specialized means that yes, the potential for problem is greater. Some examples: that amazing fancy huge geode slice that you're using for a counter is something that your average fabricator is unfamiliar with (and it's something that even the $$$ specialized fabricator sees infrequently), your highend high BTU range requires a different gas set up and a dedicated outlet (despite the fact that the only electrical parts are the light and fan) and your GC has installed a zillion ranges, doesn't need to know this info, disregards the instructions and the gas line is in the wrong place; your european faucet renders your home warranty guarantee on water pressure void because it uses non-standard fittings, etc. Most of these have actually happened to me (no, I don't have a geode countertop!) so I do think that the non-run of the mill items that we choose (which can tend to be expensive and rare) can cause more headaches. People just tend to have less experience with these materials and sometimes these rarer and more expensive items are such because of their difficulty to install, come by, etc. I think ways to counteract these possible pitfalls are to be as knowledgeable as possible by reading and researching, to be on top of your contractors and choose them based on their reputation checking references and using yelp, angie's list, etc. (esp. if acting as your own GC), to communicate that you want to be involved in decision making, to make sure you understand your contracts and to have money set aside for when such issues arise. (And maybe also realize that there will be compromises, that your favorite item might be discontinued, that people are human and make mistakes and that your newly sprouted gray hairs make you look more distinguished!) Comments (44)Thank you all so much! I've been so busy since yesterday, I didn't have the chance to respond. But thank you so much for all the complements. I just love my house and never want to move! I'm glad to hear that most of you like the idea of all-white. However, I'm starting to maybe change my mind on the dark purple wave petunias. I could see how they would blend into the background and not be visible from the street. I was looking around on one of my favorite sites yesterday, and came across these from Proven Winners: http://www.provenwinners.com/plants/detail.cfm?photoID=8941&page=1&searchKeywords=supertunia&_=1303401616457 I just LOVE yellow. It's my favorite color. I've never seen petunias in yellow before. I have a feeling that they will not be easy to find in my area. But this is a possibility instead of the purple. Or, I might do a lighter purple like this one: http://www.provenwinners.com/plants/detail.cfm?photoID=6133 Or a mix of dark/light and white like this: http://www.pwcertified.com/photolib/MediumJPG/PFWildThings.jpg Thank you for the complements! I do have to say I get lots of complements on my flowers every year. Nothing feels better than when people out walking will slow down and comment on my house! When I see that, it makes my day. It's funny that one of you mentioned ferns. I have done ferns before (one summer), and loved them, and I'm planning on two ferns this summer. The only problem with ferns is that I had a bird build a nest in one. Not something that would bother me, except for the surprise of them flying out as I was walking out my front door. I thought my mail carrier would fall up my front steps when one flew out when he was delivering! So, I'm going to do some shopping around. There aren't too many nurseries around this area with much variety....that's the problem. I'm in the process of two other big projects right now...sanding/staining the steps and my upstairs hallway (so I'll have almost all hardwoods), and painting my LR/stairwell/upstairs hallway in a hot chocolate color (can't remember the name right now - it's from Lowes). Busy time! I also plant a lot in our backyard, which gets mostly sun, so I can do more back there. Thank you all for your opinions! And thank you for the picture of the Blue Pearl impatiens. They are beautiful, and I might have to consider them. Beth...See MoreWhat do you think of this house?
Comments (23)Here's another one, in the same general area. https://www.redfin.com/WA/Bainbridge-Island/10646-NE-South-Beach-Dr-98110/home/2350680 Built 1989, sold March 2017 for $1.2 million. Complete renovation. Asking $2.38 million. No garage. South-facing view of Mt. Rainier.
