Can someone tell me about mulberry trees(non fruiting)

So there is a non fruiting mulberry tree about 8-10 feet tall in my neighbors yard and its like only 3 feet away from our property line. I've heard all these bad stuff about mulberries having aggressive roots so now I'm starting to get concerned. We have an old garage about 6 feet away from the mulberry tree. Will the roots damage it? Also I plan on having bamboo in my backyard and it happens to be near the mulberry. I will of course install a plastic bamboo barrier. But will the mulberry root penetrate the barrier? How strong or invasive or a root are they? If they do not produce fruits, do they spread? Someone please clear this up for me.

I talked to the owner if I can cut down the tree but he refused and he was angry so cutting it down is not an option. So I just want to know the potential consequences that can happen from this tree.
