Comments (6)Remember that this is not an "inspection" and it doesn't transfer any of the builder's responsibility for construction quality to you. If you miss something it is still his problem, not yours. Of course, if you are worried about the work you could hire a professional inspector but talk about it with the GC first to be sure he understands your intentions. A house inspector will double the length of the punch list for sure but if the GC disputes the items you will be required to mediate. You need to balance future good will with catching small deficiencies. Maybe the house inspector could visit the house with you at another time and we could sort out the issues with you before you give them to the GC. On projects where a professional (architect/engineer/project manager) represents the owner, the contract will require the GC and his subs to inspect all aspects of the house and create a punch list before the professional or the owner does a walk-through to see if there are any other obvious issues. Managing the punch list is the responsibility of the GC, not the owner or the owner's representative. When the GC writes the contract these responsibilities can get muddled. Ask if the HVAC system has been balanced, checked, and tested by the installer and the GC. Ask if the plumbing system has been checked and tested by the plumber and the GC. Ask if the electrical system has been checked and tested by the electrician and the GC. You will be able to see cosmetic issues but trying to think of everything will distract you enough that you will miss even obvious mistakes. Try walking through looking for cosmetic things after you walk through looking for functional things. You can't think about everything at once. Disregard any reference to building department inspections/approvals; they are not a party to the contract and their "acceptance" of the work establishes nothing more than allowing you to legally occupy the house. The GC should be responsible to you for Quality Control AND Quality Assurance. Make him earn his fee. Don't let him transfer responsibility to you or anyone else for anything he contracted to do for you. Ask for all the warranties, instructions, etc. They should be in a nice clean notebook labeled so you can find it again someday. Good luck. Pray for rain. Comments (5)Agree with the others; however, you can have an inspection just before closing (we did). There was a long list of small items, which the builder fixed, some of which we may not have found ourselves. However, for the big items like quality of materials or workmanship, it depends. If it's an individual builder you're dealing with, you may be able to specify certain things IF you know what is important. For example, we talked to an architect friend and then specified certain upgraded materials, including caulk quality, extra sound insulation, certain pipes, upgraded furnace and water heater. We were also able to stop by and check on the tiling and kitchen installation and had them redo some tiles that were all crooked, but I'm sure that there are probably quite a few things behind the walls and ceilings that the builder wouldn't allow in his own house :) Bu tif you feel that you need to check the foundation and whatever, then maybe that builder isn't the right choice....See MoreNew home inspection - major electrical problems
Comments (6)First, thanks so much for the replies this is a huge help. The only additions to the existing system will be outlets and recessed lighting, otherwise it should be fine, all nominal stuff for the most part that has pretty low draw. No new A/C or Heating stuff which is the big stuff, mostly just correcting the mess that they have made. You would die there is an extension cord that they drilled a hole THROUGH the brick exterior to add a light and the plug is for an outlet in the laundry room. The homeowner was SO proud of himself. I wanted to fall over and die. There was 8 gauge wire in the box, just a disaster. I'll post a pic so you all can see the state of disarray. The quote on dropping the new service was from my RE agent, but her guy in my experience has always been very expensive for other things, so I'm glad to hear that he was also pretty high on that. I think this is all just pretty daunting, we've done a lot of electric doing cans, swapping outlets, light fixtures, but this was SO scary, just makes me wonder if we could expose this - what is there that we cannot catch during the inspection....See MoreNew Construction Home: Pay Cash vs Construction Loan
Comments (4)Yes to your own RE attorney. Yes to a methodology of lien release tracking. Yes to setting up a construction draw schedule even if you don't have a loan. Your builder should know when he needs draws and design a schedule for you. Planning is everything. Know what you want and stick to it. Strangely enough, once the foundation is dug, a lot of risk diminishes. If there are no rocks or water, your foundation costs drop off. Shop around for other lenders. You only need a construction loan. Not a construction to perm. They are different. It's good to have a line of credit in your back pocket when building. I suggest you explore a home equity line of credit on your current home. If you need it, you have it. If you don't use it, you were prepared. Lenders will love you. They love to lend to people who don't need the money. And, they love lending to people who already own the land. Expect and prepare for cost overruns. Construction lending is high risk and you are lowest level of risk of a high risk endeavor. Make the lenders compete for your business....See MoreUser
