I just posted a message in basement forum and then realized I never posted about my new windows. I ended up having a place called Cadillac Windows (I forget if forum rules allow that. If not I will fix) install my windows and they suggested Andersen 100 series. I have had them since April or so and I am happy with them so far. Ended up being $4500. Much better than some of the other estimates I had from Window Pro and I forget who else. Although, iirc, those numbers were for a different type of window. I did have one issue with my front .25/.5/.25 window. On one part of the frame Andersen tightened a screw just a little too much and had about a 1/2-3/4 tear on the inside of the frame. They had a guy come out and squirt in some silicone ( I think) and seal it up. Hopefully that doesn't come back to bite me in the butt later but that's a done deal now. I can say the energy saving is a little better but what I like even more is how much quieter it is! Anyway, thanks for the advice early this year and enjoy this winter. I will stay inside and keep warm!

Thanks for the responses to my post. The windows are casement windows. I just opened one of them and it looks like they could probably unscrew the window from the support bracket and replace it. I haven't talked to Champion yet because I want to be more knowledgeable before I do. There were so many problems with the quality of the windows and the install that I don't want to have any doubts about the accuracy of what they tell me, so I'm still hoping someone can tell me how the seals in a double pane window can be tested. Quite honestly with the history of this install I'm worried about whether or not I can trust any replacement they make for me. The windows do have the Good Housekeeping Seal of Approval and Champion is a member of the Better Business Bureau, so I may end up contacting both of those agencies as well.

If you try to remove that pane and leave the existing, uncracked pane in place you will likely have a mess and possibly a loose remaining pane...if it doesn't get broken in the process. I suggest you leave it alone, or, for safety, run wide tape along the crack. If the crack is inside, you can use clear packaging tape; if it's outside, and under an overhang, you could use packaging tape there, too. Otherwise, use duct tape on the outside as it should be able to hold up to the weather until you can manage the window replacement. And you're right...a replacement of that size will be pricey.

Oberon - I did a post with you in the title as I could not make this go through for some reason. This time it worked. Thanks for replying. The condensation is on the exterior of the inner window. There is no condensation inside the house and no condensation on the interior or exterior of the storm window. There is about a 3" gap between that large inner single pane window and the storm window Hubby caulked the outside of the storm window because of all the bugs that were coming in and dying. He took off the storm window and cleaned everything out sometime last year and put the storm window back and caulked it including the little round space where the missing hinge was. The other hinges were fine. On both sides of the large "fixed" single pane/storm window are small Harvey windows that open - they are part of the whole picture window package and were here when we moved in. There is no problem with them. Now hubby needs surgery for his neck/back problem according to the neurosurgeon and can't go out there and take out the window. I don't know who to call or who to get to do what. I would think if there is no gap (no more bugs in there) there would not be condensation either. I can't remember if there was any condensation in there during the winter but there has been a few times in the warmer weather when we have heavy rains and high humidity. I hate the sight of the droplets running down the inner window and I CAN'T GET AT THEM AS THEY ARE NOT INSIDE THE HOUSE...grr Please, if you have any suggestions as I can't afford a whole new window now -- the whole thing including the narrow Harveys measures about 114" (Harveys are 18" each) but it looks like all go in one HUGE frame. HELP! I am in Massachusetts. It has cleared up now but we are in for another hot, rainy week into next week and I am worried. Thanks.
