None of that will make your house more valuable. If you want to remove the items before you sell, do so before the house is even listed.

a. No it will not make your home more valuable. The only advantage would be that it might help your home sell more quickly than one priced the same with the same level of other finishes that doesn't have the tech stuff.

b. If you want to sell the house, you sell it for the going rate. See a. If you don't want to sell it, then you remove it before selling as sushi said. I had some expensive chandeliers and light fixtures in the condo I just sold. I removed them and replaced them with cheaper fixtures before putting my home on the market. I knew I couldn't charge more for the expensive fixtures but could use them in my new build.

Lastly, in 5-7 years everything that you installed in your home will be dated so it definitely will not be worth more.

Before the crash there were postings here by people who were so worried about their "investment" that they didn't even allow the kids to play on the "manicured" lawn.

I would like the home automation. But not sure if I would pay more. It's all relative. Maybe it would tip the scale for me.

We would not pay more for home automation and I would honestly consider it just another thing that might break/would need updating. And if the tech is 5-7 years old, I'd think of it as a negative and be figuring out what it would take to eliminate it.

These are (with the exception of the camera system I believe) are all easy after-market additions which simply replace normal systems - for example the Hue bulbs just replace normal bulbs. So at most you'd get back what you paid. But they get cheaper all the time, so they are depreciating in value. A sophisticated lighting or security system which involves switches, keypads and sensors which require in-the-wall wiring might add value as the expense and difficulty of installing in a finished home are steep. And in a higher end home they are pretty standard, so not having them might be a negative. But lightbulbs which require a phone app to operate or a $200 thermostat isn't adding any value.
