My name is Mike, and I have recently been bitten by the home automation bug. Our house is 3 years old and I was wondering about a few things:

We plan on selling in the next 5-7 years, and I am wondering:

a) Will this increase the homes value if we leave all the devices? If so an approximate guess? I do realize that this will appeal to certain buyers and be a turn off for other non-technical buyers. I also realize that this may make the home more attractive, but what my real concern is will it increase the value?

b) When we decide to sell the home do we set the price to include the home automation hardware, or price it without and offer to include it for an additional price?

I have installed the following devices:

Wall mounted IPad in the kitchen

Wall mounted IPad in the master bathroom

Phillips Hue Colored lighting in the following rooms/areas

  • Kitchen Flood Lights
  • Living Room Ceiling Fan
  • Formal Dining Room
  • Entryway
  • Stairs to second floor
  • Master Bedroom Ceiling Fan
  • Both Bedside Lamps
  • Master Bathroom
  • Rear Patio Ceiling Fan
  • Front Portch (2 lights)

Thermostats

  • Garage Driveway Light
  • Ecobee3 Smart Thermostat (Downstairs)
  • Ecobee3 Smart Thermostat (Upstairs)

Security

  • LaView 8 camera 1080p home surveillance system (3 inside/ 5 outside)

At the end of the day, I can remove all of the automation devices and put the home back as it was prior to the installs, but wanted to get some input from other folks.
