Comments (7)mkesow, no expert here, just another homeowner working on water drainage correction. Proposal one is not preferable to exterior water drainage correction. That leaves #2 and #3. Regarding #2: "Quote 2 Local contractor says he would do an external french drain system. Dig an approx 7' deep trench 2' wide, put drains at the footer, tar/vapor barrier the foundation wall, backfill with gravel, replace window wells. $3,000." If you go this route, a couple of points: tar is just damp proofing-different from water proofing applications. Also it does not expand to fill new cracks, nor does tar which inevitably will occur. It's recommended now to use an expansile wall surface product, with elastomeric properties. Elastomeric membranes are a polymer modified asphalt, formulated to remain pliable. Also, vapor barrier 6 ml, even 2 ply are considered minimum. heavy gauge polyethylene dimpled drainage may be better, and bentonite membrane best....See MoreGrading issue, water in basement
Comments (8)A potential avenue to research would be the installation of a strategically placed rain garden or two. You can install catch basins below your gutter downspouts and pipe them directly into your rain garden. Besides helping with your water issue there are many other benefits to creating a rain garden. For example: Rain and melting snow (if you live in MN like myself) runs off your roof, driveway and even your lawn, directly flowing to the street and inevitably down the storm drains. All of this runoff, when untreated, carries pollutants like oil, salt, fertilizer and pesticides that are being directed right into our rivers, lakes and streams. This is causing major issues with our fresh water! Your rain garden(s) will capture all that runoff and hold thousands of gallons of rainwater that can be used to feed your beautiful garden and surrounding plants while also infiltrating water deep into the ground helping to maintain your water table. Plants, mulch and soil effectively break up the pollutants and make them non harmful to us. The french drain is 10 inches deep from the concrete floor. i'm not sure if that is under the slab or above the slab. the french drain links to a sump pit and pumps water out when the bucket fills up. The pump is not constantly running. It runs more frequently in the spring after it rains but it comes on about once every hour in the summer months or less frequently. Comments (18)Typically, asphalt shingle manufacturers recommend installing asphalt shingles on a slope of 4 in 12 or greater however most manufactures will warrant their shingles down to 2 in 12 if the recommended installation method is used. Currently that method is full coverage of Ice & Water Shield or one of its imitators. Be careful to read the instructions because some manufacturers require the use of their version of I&WS which can be inferior. Its all about marketing; you must pay more for longer limited warranty that deceases in value every day. The warranty is the marketing tool that took the place of shingle weight per square when felt changed to fiberglass decades ago. The ultimate is a Lifetime warranty which apparently has no clear definition. I specify full I&WS underlayment on all roofs regardless of the slope.
