Language in sales contract about inspection

We are about to put our 20 year old, well maintained house on the market. In our area, the inspectors are over zealous and the negotiated price for a house is usually just a starting point for the sellers to come back post inspection and ask for additional monetary concessions or repairs. We would obviously fix or credit for dangerous items found in the inspection. But, what would be good language to put in the sales contract that informs the buyers that we won't debate about cosmetic issues, worn, old, etc. items?

Obviously we will discuss this with our realtor and know that this type of language will probably be ignored by the buyer. But, I think it could strengthen our post inspection negotiating position.
