Thanks for the advice! I am picking up some of the Weed B Gone on my way home, will send a pic of the grass pulled up this evening. Because the yard is riddled with this unknown weed I take I should apply generously throughout the lawn where the weeds are bunched up? See this weed is low lying and is intermingled with the grass, it grows kind of like a vine but I use that comparison loosely. Would hitting it with the Weed B Gone spray and dedicated weed granules help? Then I will fertilize in a few weeks once it's dead? The house is in New Braunfels and we just moved in in the last couple days so can't say what kind of seedlings the grass produces, it's currently about 2-3 inches tall, the grass in the neighborhood seems to be kept at a slightly taller but well groomed height for visual effect against the side walk.

As as you can tell I don't know much about all this, the neighborhood lawns are very well kept so trying to get ours up to par with HOA standards. I really appreciate your advice.

Additionaly: I will be upgrading my sprinkler heads to Hunter MP series heads, but as far as watering goes I run into issues where we are currently under level II watering restriction (being from SA I'm sure your familiar but can only water using irrigation systems once a week) if you have any pointers regarding watering feel free to mention them.

Excellent. I hope your watering rules are as enlightened as they are in San Antonio. We're allowed to water one day a week for a total of 7 hours. That is plenty of time in my opinion, if you're organized. Proper watering, deep and infrequent, is the single most important thing you can do to bring the lawn up to HOA standards.

Bermuda should be mowed at or near the lowest setting. Trust me. Disregard your neighbors. If I've learned anything in 14 years on this forum is that your neighbors are typically not lawn aficionados. They might have a beautiful lawn but if you do what we suggest here, yours will be as nice or nicer at a lower cost with less hassle. Unfortunately bermuda is a high hassle factor lawn if you really want it to look nice every single day. By that I mean it needs to be mowed 2x to 3x per week to look great. If you only mow once a week, (and that would be me), it will still be very nice, but not putting green nice.

All grass needs deep and infrequent watering (defined below), mulch mowing once a week, and regular fertilizer. For bermuda regular fertilizer means high N (low to zero P and K) once a month throughout the growing season. The lower and more frequently you can mow it the more dense it will become and be better able to fight off weeds.

Watering. Deep and infrequent is the mantra. Deep means 1 full inch all at one time. Do the can test I described above to calibrate your sprinkler system. That time will become your normal time from now on until you make any adjustments to your system. Infrequent means one time per week when temps are in the 90s, once every 2 weeks with temps in the 80s, once every 3 weeks with temps in the 70s, and once a month the rest of the year. THIS IS KEY to having a nice lawn. Again, you're going to have to totally disregard your neighbors.

Don't be tempted by anyone to sow rye grass over your lawn for the winter. Many people will do that to keep a green lawn. The problem is that tall rye grass provides enough shade in the spring that the onset of new growth in the bermuda/zoysia is delayed into May or even late May.

If you would like a much less hassle lawn, St Augustine is the grass to have. It only needs to be mowed once every week or two and fertilized 3x per year. It gets mowed at the mower's highest setting which provides so much shade to the soil that most weeds cannot get any start. Watering is the same for all lawns if you want them to remain green.

Bermuda is easy--Just try to kill it! That grass in the pics is a little leggy because of the length & it looks like last year's lawn was never scalped out, as you can't see any earth, just hay. Cut it short to make it spread & abuse it any way you like, but be mindful of the dead matter at the rootzone so it doesn't build up into a layer like that. DC gave you the water schedule & that's a good place to start, but you may not even need that much water--Bermuda loves to feel the burn! If it starts to turn blue, that's too dry. If you have a bare spot, generally a rough raking to wake it up is all that's required, but shade is it's big weakness, so plan for the areas under big trees to be the worst.
