I think I've finally found it :)

Hey All,

It's me again. I *think* I finally got a house :) It's more expensive than I would have liked and I had to go with a 30 year (O_O) mortgage to be able to afford it, but I think it's going to go through.

I do have a question though.....The current property tax assessment is $136K. I will be paying $199K---how soon can I expect my property taxes to reflect this increase?

Congratulations!

Really depends on where you live. My old house in Austin didn't change at all when we bought it as you are not required to report the sales price in Texas and the appraisal district didn't really stop by or re-appraise in the same sense in the rural portion outside the city. Our current house is also rural but in a different appraisal district and they check it yearly for updates and follow the market prices over the county. Again not required to report sales price here in Texas, but the appraisal district sends out a form to new owners to fill out and some people do even though it is not required. However the form doesn't say it is not required so I guess they might think they have to.

I agree, it depends. In our current town, they target assessments at 1/3 the market value.

Our last house, in a city 100 miles away, was assessed at $308K when we bought it for $350K. 2 years later the assessed value was up to $350K. We updated the entire thing, including adding on 500 sf of living space and 600 sf of deck, and the assessment only drifted up to $355K by the time we put it on the market 5 years after purchase (even though the additions were permitted and inspected, they were not used to change the assessment). We sold it for $490K 18 months ago, but the assessment has only gone up $10K. Since assessments and taxes lag, I'll have to see what happens with next year's taxes. But so far, no adjustment for the sales price.

I almost never post in this forum but read it avidly...too avidly I think. In case you decide against that console and look for something new (but spendy) I have an idea for you. Amy, DH is....opinionated :). He has remarkably strong feelings about decor, which is sometimes a blessing and somtimes just difficult, lol! He has been very involved in every decision made about our home and I suppose I should be grateful that he's interested, but sometimes I just want to pick things and not have to field the commentary, you know? I wonder also if it's just the chair fabric or the mental image of the room it came from in his grandparents' apartment. It was a gorgeous room (gold, gray and black - professionally decorated, very classic), but I learned recently that he REALLY didn't like the decor. I have a few swatches pulled out of my F&B swatch deck, don't remember if String is one of them, but it was one of my original considerations for this room. Have you used it? Sky - hmm, that's unfortunate that RH doesn't have swatches available of the Lava. I don't have an RH store in my city (closest one is a 5 hour drive away) and I'd be hesitant to order drapes sight unseen.... I've been trying to figure out from the pictures on the website if the lava is a warm gray or a cool gray. It seems to tend almost towards a slate-ish colour in some of the pics, almost blueish? Is that true in person? Linen was another consideration for drapes either here or in the dining room - what is the quality of the RH linen drapes? Thanks!

Look at the colors they use to create the sample you are getting. That's how I have been selecting paint. Sometimes these grays can have 3-4 colors in them and another color will have just 2. There will be color in all the grays. My BM Titanium for example has black and yellow oxide if I remember right. It is so dilute that it is almost a white. But, it is gray green for sure. I figure that the black adds the blue tone along with the yellow oxide to = "green". You have probably heard of Grant Wood. The painter who painted American Gothic. He painted murals at Iowa State University library during the depression. They are beautiful. He only used 2 colors and black if I remember the story correctly. He got a full palette of colors out of his modest paint. They are rather grayed down but the paintings are full of color. My point is to really see the ingredients and then put it up in your room to live with it throughout the days and evenings before making a decision. Compare the ingredient colors of the existing paint you've used with any samples you pick. It took me 14 paint swatches before I selected my kitchen paint color. I had paint ever where for weeks.
