graywings has good information for cleaning up the mess. Spot Shot (aerosol) is a powerful solvent. I've removed crayon from the leather seats, plastic/ vinyl, and carpet of a used car we bought. For an ivory wool rug, I would carefully test an inconspicuous area for colorfastness first. For the crayon, marker, and paint on fabric bedding, possibilities are - hydrogen peroxide or Oxi Clean recommended dilution (FULLY dissolved) -- but this seems to work best on organic colored stains, and marker is certainly not organic - citrus solvent like Goo Gone - Spot Shot (might be easiest to just try this first) - Oops -- this powerful solvent mixture of naphtha, toluene, xylene, and ethyl alcohol will remove crayon and marker. I just mention the others because as a principle it's best to try gentler, less toxic cleaners first. ALWAYS test an inconspicuous spot first. Clorox bleach is another possibility. I had always assumed it couldn't be used on colors or prints, but many are colorfast. Always dilute Clorox as recommended, and always test first. Sometimes bleaching will fade the print a little bit, but sometimes uniform fading is preferable to stains or dirt that can't be removed any other way. If this were my bedding, I would carefully test each thing I listed, just because I'm a bit cleaning-obsessed and it would be interesting to learn what works. You might find one product works gentlest, while another works faster but fades the print a bit...and you could choose what's most important to you. I personally would not put anything precious, hard to clean, or unprotected in a guest room. An ivory wool rug, no way. Guests who are conscious of how nice, expensive, and hard to clean it is, won't be able to relax. Guests who aren't conscious of it may wreck it. Lose-lose. For my guest room, I plan to put a Smartstrand bound remnant or maybe Flor carpet tile (the high-traffic, washable fibers, with some extra tiles for replacement). For sheets, I have nice (400 tc pima cotton), but not precious, white sheets that I will bleach if necessary. This is where you want Costco, not Neiman Marcus. The first time my sheet set was used, they got stains from castor oil that they are using to treat a scar on my niece's face that's healing from stitches. They bandage it, but some oil obviously leaked onto the sheets. Stuff like this is unavoidable, so you just need to be able to clean it aggressively. The bed also needs a waterproof protector because young kids and senior adults can have accidents. Etc. When my nieces and nephews visit, I tell them the rules of the house. It's my house so I can have whatever rules I want. And I supervise them. They can't use any writing implements without supervision. Then, it's at the kitchen table with butcher paper down. I don't have or give them any toys that could make a mess, destroy anything, or annoy me (noise). They can't run in the house, or stand, climb, or jump on furniture. (I had to enforce that last one with my 5 yo nephew repeatedly.) My sister probably doesn't have the same rules or enforce them in her own home, and maybe thinks I am uptight, but she does support my rules. Lest I be only the taskmaster aunt, I play with the kids as much as I can. I have found that spending time playing with them is probably the most memorable and appreciated fun you can give them. Close runner up is to make my world's best pancakes, chocolate cake, and other treats for them. When they heard I was coming to visit them, the 4 yo exclaimed, "Yay, Aunt S___ will make us pancakes!"

Does anyone know if Silver Sage is a warm or cool color? Does anyone know what EK color is comparable to Silver Sage? I know I want a white duvet and was thinking of the Martha Stewart duvet with the creamy embroidery on it. I think it is on sale at Macys and I have a coupon... :) But what color drapes? White? Too much to think about... I am still worried that with black, white, and cream, a silvery color will be too cold and medicinal. I did run over to the BM store to get some paint chips and found a bunch of silvery greens that might look nice. I want it more aqua/green than lime green and I asked the sales person if they were warm or cool colors and he showed me a chart to look at versus telling me if they were warm or cool (I am guessing his way of telling me he didn't know either). I have been shopping online for the duvets but I will check out the stores this weekend. Thanks for your help.

We have two rentals and have done the AirBnB thing for years (and VRBO, etc). You want to make your listing as appealing as possible and generate guests that will be as trouble free as possible. You also want to generate good reviews, which will help generate future good business. We do tend to target a more premium listing, partly due to location, and are doing "entire place" rentals. We have friends who rent their in-law unit and are quite successful without a lot of these things we are right about. There is some repetition below with the comments above. I think you have a great start and just need to add certain touches to maximize the appeal. A bed frame, even just the metal frame to get the bed off the ground, is key. A headboard is highly recommended (it is required by our management company). Guests who do not care about sleeping on the ground also tend not to be the best guests (a generalization, but true). Get the mattress cover and pillow protectors. Agree about the white linens. Brighten up the end by placing a colorful throw or blanket across the bottom of the bed to bring in color and then put coordinating pillows on the couch and on the bed itself. Put a rug in front of the sofa to help define the space. I would pick a blue or aqua as a universal appealing accent, and the discount shops are loaded up in that color range right now. Also, pick things in white and bright metallics, when not using the accent, to help bounce light around and keeps things bright. Make sure all the soft furnishings have zippable covers and are washable, however. The big piece of art over the bed, as suggested, can also brighten up the space, and, a white framed mirror over the sofa. Inexpensive white panels can help frame the window on either side and make it look larger. A luggage stand or other area to set up a piece of luggage would be helpful. A bench or storage ottoman at the foot of the bed can serve the same purpose. As others suggested, a small console with coffee maker and a small tray of sugar/tea bags/etc is a nice touch, along with the dorm fridge. I would put it at the blank wall by the couch or to the left of the window. If that is too expensive, put the setup on the vanity in the bath. Put small colorful or metallic accessories on the nice shelving unit and on the coffee table. A small stack of books/magazines, including a local guide/pamplets/map, can be helpful. Home Goods/TJMaxx/Marshalls/Tuesday Morning/Ikea/Thrift/CL/Garage Sales will be your friend. Check the clearance section. A little money goes a long way at Goodwill or a garage sale. Just be careful of going too cheap or dated -- it will show up in replacement cost, breakage, and in your reviews. Also, not related to decor, is have someone take pictures with a nice camera (friend with a photography hobby?) and have them enhanced. AirBnB actually provided us a professional photographer in one situation, but our rental was a few blocks from their HQ. They were one of our first bookings.

If you just tweak the drape a bit to the right to line it up with the window and then turn that yellow pillow so that the open side is in the center, it will look a lot neat and drapes will not overlap. If you could get side table that is not as wide, that would be helpful also. Another idea: remove the mirror from the dresser. Eliminate the side table. Place the dresser against the window and use it as both a dresser and side table.
