i hate cheap builders

been in my house for about 4 years now, but the house itself is 30 years old. the previous owner WAS the builder. he had a farm at the time and when they had down time he and his workers did a lot of the work on the house.

well, since day 1 i have noticed that the lights flicker just a little more than usual when either of the HVAC systems kick on. no big deal, we are inthe country and the power is not always the best.

well, today i changed out 3 bath fixtures to get my wife off my back. all 3 fixtures had the wires twisted and taped, not a single wire nut. i saw this once before when i changed out the old vent/lights for heat/vent/lights but thought nothing about it then.

oh, and every bit of wire inteh house is 12g NM WITH ground. but the grounds are ONLY hooked up at the outlets and in teh panel. all switches and lights the ground is either folded back in teh metal box or clipped even with teh sheath.

Seems pretty obvious that there wern't any licensed people or permits or inspections involved. I've dealt with farm people with the same attitude. I would bet they firmly believe they did a good job. The thing is their standards are just so much different ....lower. And the code is something they "heard about somewhere."
There was farmer who owned apts. in my city who constantly had problems with housing inspectors. The farm guy was sincere. He really couldn't understand the big deal about broken windows and rooms that only heated to 60 degrees, etc.. He was just used to much lower standards out on the farm. Of course this helps to explain why almost every barn that burned in New England did so because of faulty wiring.

Sounds to me like you are going to have to go through the whole place and check and do things over. I've sure some listers will tell you the things that should be checked first. Probably the ones that can burn the house down or kill someone.

I'm guessing you're new to the trade, or haven't done many remodels? Very common practice actually back then... I'm assuming you're upset because the box isn't grounded seeing as most switches didn't even have ground terminals 30 years ago?
The way you described how the lights were terminated used to be a very common practice as well. Wrapped in black cloth tape right?

From what I read from your post it doesn't shock or surprise me in the least since that is how it was done back then, at least around here, and yes the houses were inspected. You see it all the time when doing remodels.

This post has come to life again, so for anyone seeking it out because they have the same problem, I wanted to jump in with some personal experience. After the oak floors in our new-construction house began cupping and buckling (the builder had rushed the build, since he was trying to finish a spec house on the same deadline, but had since decamped to another state due to a sex scandal), we saved for a few years and replaced it with engineered cherry flooring. This probably would have been about the same time as the OP's post, which as of this comment is 13 years old; the manufacturer was a Swedish company called Kährs, and since our local distributor had just started carrying it, there were no red flags in terms of bad reviews or negative customer feedback. That cherry floor looked great--for about ten minutes. EVERYTHING scuffed and scratched it. A puppy just innocently living its life? Scratches galore. Someone dropping anything heavier or sharper than a pillow? A guaranteed ding. A kid running a toy car over it? A tell-tale track of scuffs. Anyone wearing shoes (and I'm not talking stilettos)? Scuffs, scratches, and dents. It was ridiculous, like, we couldn't believe how quickly and easily the floor accumulated damage. Whatever finish was on that cherry, it did absolutely NOTHING to protect against ordinary wear and tear. We tried everything to clean, protect, and rehabilitate that floor. Shoes, even slippers, became forbidden in the house. We had a network of rugs from one end of the house to the next. Every chair not only sat on a rug, it had felt floor protectors and ugly wool socks on its feet. We swiffered like mad. For ten years, all the measures we took were futile, and just ended up causing us added aggravation and frustration. Finally we gave up, realized we were going to have to bite the bullet and install our THIRD hardwood floor in fifteen years, and replaced every square foot of the cherry. This time, we went for a harder wood (hickory), though the major problem with the Kährs had obviously been the finish. We put in a fairly pricey but beautiful hand-scraped wide-plank floor (Baroque Flooring Bavarian XL) and it was FABULOUS--everything the Kährs wasn't. It was gorgeous, it was tough as nails (pets were no problem!), and it was easy to clean. The moral of this story: Sometimes there's just no way around a bad product, except to replace it. The sooner you can afford to do it, the happier you'll be.

Sometimes it isn't the paint, but rather the sheen. If trying to touch up for a semi-gloss or gloss trim, perhaps touch up with primer first, then use the paint that you have? It may grab and cover better. Or, a light sand (and a couple of coats). (I hate painting trim, and the idea of repainting all the trim in a house makes me feel unwell)

Dear Polar Princess, I am happy to read of your recent survivorship and a getting new lease on life. I think your oak cabinets look very well made and can be a star with some new accessories. Oak is a timeless, beautiful wood. Here are the changes I would try for minimal cost: 1) As has been mentioned numerous times: remove the stenciling & ivy to freshen the look. 2) If you can easily remove the light bridge over the sink and add molding to the top of the 2 cabinets where it connected, that will also modernize the look, as previous poster suggested, for not much money. 3) Backsplash: Provide Maximum sizzle and splash, which will transform the kitchen with a shimmering glass tile mosaic. See link below as example. Your area is not big, so you could pull this off for only $200 to $250 in materials. 4) Definitely bring in the brown leather bar stools you like or even something very modern in style as a contrast. 5) Counter tops: white laminate is not necessarily bad. In fact, if you add a shimmering glass backsplash that is a nice counterpoint to the white counters, you may find they are now more pleasing to you, without going to the expense of adding granite. You already know how easy to maintain your laminate counters are. You might jazz them up with some interesting place mats or update your centerpiece to be more in keeping with the brown leather & mosaics. 6) Window valence: maybe replace the lace look with something more tailored to complement the new backsplash and stools. 7) Wall paint: See how the backsplash changes the look and decide if you want to add wall color or not. 8) If you still yearn for SS appliances, check into changing out the front panels of the frig and dishwasher with SS. Don't think that is possible with the stove. I would really keep the bisque because they will look nice with the new backsplash as well. The link is from a larger website with many different choices of mosaic color combinations. The featured one is Anima because I think it would complement your while/bisque and oak and brown leather. Also check out several of the Spectralight (with and without El Dorado), Shimmerfly (one is Honey Pearl)and others which might complement your adjacent room colors. Good luck with all your decisions. They are probably attached via the plastic spikes. The spikes, while the easiest to use, are the most sensitive to hole size. Drill them too small, you can't drive the spike without breaking it. Too large, they don't grab very well. If you are feeling industrious, you can either off set the holes you drill and use new holes, go to a larger spike, you ditch the spike altogether and either mount them directly to the brick via a concrete fastening screw/anchor or bolt up some cellular PVC to the brick and screw the shutter into that.

up until LAST year there were no building codes in teh county here. the only thing teh state regulates is the septic systems, beyond that it is up to each county/municipality to decide IF they even want building codes. so no, no inspections.

the grounds not hooked up is fairly common on older fixtures, BUT i thought it had pretty much always been code that a metal box was to be grounded. i am not a licensed electrician, i am an electronics tech though. been working in the communications industry for almost 18 years now. we usually only have to deal with the grounding portions of the code and few for running control lines. but i try my best to make sure that anythign i do at home is up to or better than code. my wife will fuss that her uncles never have the issues i do with wiring, but then again her uncles are the type to twist wires together and not even tape them. i have issues because when i fool with it i make sure it is right when i am done.

no it was not cloth tape, it was the cheapest tape you cna get though, the kind you just about have to tie a knot in to get it to stick. about the only good thing was there was no residue left on teh wires so i did not get my hands all gummy!

the really sad thing is that the panel was replaced in the mid 90's. pull the cover off it and it looks immaculate. but the other ends of the wires are all nightmares.
