Which furniture arrangement do you prefer?

Hello :)

My husband and I are in the process of buying furniture for our new house, and I was wondering if I could get some perspectives on some furniture arrangements I've made? Thank you for any input. :)

I think that I prefer #4 because it is the one that seems to best allow for entry into the seating area. In some of the others it seems like it would be awkward maneuvering around the furniture ,but it may simply be that the scale is off in the program that you are using. Plus I like the idea for cozy area by the windows to read/have coffee/ etc.

One thing that isn't a part of the images, where is the entry into the room?

And take this for what it is worth, advise from somebody who has NO design background!

Thank you so much for your comment! I see what you mean about some of the others looking difficult to get around the furniture. The entry into the room is at the bottom right corner of the rectangle. I probably should have included that! ;)

Number 1 uses a lot of space for circulation between the garage, guest wing and the rest of the floor plan. It also creates a number of awkward angled spaces at the intersection. On the exterior, depending on lot siting, it could look like a garage with an attached house, rather than house with attached garage. #2 seems a bit simpler in layout although it's still a bit convoluted and some of the room adjacencies are strange, with the service part of the house and the kitchen at opposite ends. As far as the TV goes, it could go in the built ins next to the fireplace rather than directly over. In either plan a lot of the furniture is going to have to float in the living areas, so furniture arrangement won't be simple, and table lamps will be a problem.

First thank you all for commenting. When I break ground I plan on starting a new thread and will start with a link to all the previous threads, including this one, which is why I wanted to make sure this one was updated with the "latest and greatest" in the exterior elevation. In fact last night I was looking over some of the old threads and was aghast at what I actually started with. While the original layout wasn't terrible, the elevations were ghastly. LOL. (And I'm being kind.) I'm truly thankful that so many of you stuck with me on my journey so far and were so helpful in getting my house to where it is now. A special shoutout to the architects, especially Renovator8, Virgil and ARG. Thanks Russ. I like it. How wide is it from window to window including the door and your trim? what change did you make to your friend's entry? Thank you ILoveRed. In the drawing above from window to window is probably a bit too wide in the elevation but it's correct on the plan. So it will probably be just a bit narrower, but I wanted to have it to show the builder how I wanted it built. It's about 9 1/2' from trim edge to trim edge. Oops. Here's the friend's entry. I've been debating about the molding around the outer frame of the door entry. With or without? On the right side elevation, what is the band under the study windows? That's actually behind the master (for now until we change it) but it's the A/C and pool equipment. Both need to be enclosed according to code. However I will NOT have AC's below my bedroom window, especially with my bed up against that wall! I'm expecting them to move it to behind the study.

OK y'all have been SOOO helpful... THANK YOU! Can you humor me with some more advice?? Assuming we proceed with @mama goose_gw zn6OH revisions to 1st Floor Plan B layout... I feel really good about that, thanks for everyone's input... What do you think of two options for 2nd floor (options A and B) and 3rd floor (options A and B)?? Second Floor - -We tried different variations with closets because I don't love the beds all having views of closets, and ideally we'd have option of televisions in some of the bedrooms... Doesn't have to be all! **The big Q - Do you like having a designated laundry room? It's a small house that we won't permanently live in... but beach towels etc add up! And it would also help with space for storage, vaccuum etc? Or should we consider making that space the shared bathroom and reworking Bedroom 1 to have a larger closet and ensuite bathroom? This would create two "master" bedroom spaces on separate 2nd and 3rd floors. My hubby doesn't like this idea because he'd like to not spend more $$ on another bathroom.. LOL but in long run is it worth it? The downside - In doing this, we'd have to just do a closet space in hall with a stacked washer/dryer and no real workable space for laundry/cleaning supplies, area to fold etc.. So definitely losing some storage space... Third Floor - -Per zoning, the 3rd floor can only be half the "area" of the 2nd floor. So instead of a large/long attic space with drastic angled ceiling, we thought we'd do half the floor as a master suite and then a large back deck with common and master entrance... -We considered losing the entrance to deck from bedroom and putting closet in that area - but seems a shame to lose that light and access to deck.. So would love some space for closet other than right across from bed where we'll have no room for a TV... -I plan to ask if perhaps where closet is in Option B if we could have less headspace for stairs and extend a small walk-in closet with one door in that area... But that all depends on headspace/clearance for stairs obviously and I'll leave that to the professional to determine! :) Again, it's a small space, so we can't do it all. We are choosing more bedrooms over any palatial spaces.. But are we trying to do TOO much? Anything glaringly odd/missing/etc? ***THANK YOU!!!! <3 ***

I think #1 but this is ahuge space and you have tiny furniture IMO we need to see the actual space and I never buy furniture until I am in the space . I really do not ever want TV above the FP Why tha clock I ma just curious I never like clocks in entertainingspace and grandfather ones IMO belong in entries . I do not like walking through a bathroom to get to a closet , I never put a kitchen sink directly across from a range just other items that pop out to me.

Is that a wall behind the sofa? Are there any other doorways or windows? What are the room dimensions?

The dimensions are 18'-1" by 14'-11". The window takes up almost the whole wall on the top where I have place some accent chairs. It's marked, but the writing's very tiny. Sorry about that. It's actually not a wall behind the sofa. The rectangle is only the dimensions for our living room. Behind the sofa is open to the kitchen where we have our kitchen table. I apologize, it looks like I wasn't very detailed in my pics.

I like the symmetry of #2 but the mix of curved and straight lines in #1. I do think you will need to put more emphasis on traffic flow.

I will be watching this thread because I am facing almost the same issue but my room has windows on one short end and a half wall on the other and the long wall is plain wall.

I like #3. Maybe because I have a similar set up and it allows a lot of versatility.

I like #1 just because I like the idea of tucking the ottomans under the console table but I'm not crazy about the focus being on the TV.

How many people will you be accommodating on a regular basis? I assume both conversation/visiting and TV watching are the main activities? Do you really WANT a recliner? Do you find in your current life that you (or others who will regularly use the room) almost always choose to sit in a chair, or sofa, or loveseat? Does everyone want to sit facing the TV most of the time? It is better to think about how you might actually use the room, and then buy the furniture that best fits your life. The arrangements are mostly the same -- it's the furniture that is different in each choice.

Have you considered a custom entertainment center that fits into one of the corners? Might offer a different kind of arrangement possibilities ....

Wondering about a couple of swivel chairs (for example -- see arrangements #4 or #5) -- that option might add a different perspective in these arrangements ...

...don't forget to take into consideration lighting options too ... for various activities in the room ...

Just some thoughts! :)

Thank you, everyone for your opinions. The only people that will be accommodating the space would be my husband, myself, and our 9 month old. All our family is out of town so I can see how having chairs facing the TV wouldn't be very conducive for socializing. That is certainly something I hadn't thought of! I don't want a recliner in the room but my husband really does and he doesn't ask for much so we'll probably get one. I really like the idea of the swivel chairs. Maybe I can find some reclining swivel chairs. Andee-It changes my perspective when I think about how we might actually use the room, then buy the furniture. Thanks for that idea!

I like the way you're going. Good progress. Since there are only two of you watching TV, not 5, how about putting that sofa so that it doesn't turn its back to the kitchen and "wall off" the seating area from the rest? Perhaps perpendicular to the TV wall along the bottom? Don't forget end tables with lamps and/or floor lamps so you're not locked out of other activities at night.

Just my suggestion on the room.

Not sure it will work with what is occurring in adjacent rooms & window location, but this allows you to either watch TV or converse with the kitchen, provides a suitable location for recliners with room to extend them, I've found that people don't like to sit with multiple people on a loveseat, so I don't recommend them. Sofa selection would have to be about 7' long with somewhat narrow arms.

Rosie- I didn't think about putting the sofa along that wall. Beverly- I really like that diagram! It opens up the room so much. So many options. I'll discuss this last one with my husband and see what he thinks. Thanks guys! :)
