Okna Window Quote

I'm considering getting new windows. I am replacing 7 double hung plus a twin casement. I have been quoted approximately $5100 for the 800 series and $4,500 for the 400 series. Are these decent prices?

Also, one installer had mentioned that they use PVC Cladding, which I understood to be aluminum with a think layer of PVC. It was indicated that this can prevent staining on brick that can occur with just aluminum cladding. Is there any truth to this and is PVC cladding better? Thanks.

That is actually a sensational deal on the 800. Average price on the 400, but great on the 800. On the cladding, the staining should not be an issue either way. The PVC textured option is nice, just know that it will accumulate more dirt which shows on lighter colors.

So is PVC or Aluminum cladding generally preferred? Is the accumulation of dirt a big issue?

Talk about piling on...you guys are a tough crowd :) sorry, i thought i mentioned that it was for 13 windows, i am getting white replacements to the currently brown windows. I didn't think that the company with the uniteds was anywhere near the ballpark and they left a bad taste in my mouth. The installations with the uniteds were going to have to do work on the sill to improve the pitch. The okna includes replacement of a few sills. I dont know how simonton compares to the okna (I think it was simonton 5500, the dealer was never that clear on the model number but was the same glass without climaguard). I was just trying to get an idea of that was a reasonable quote for these windows and an install (understanding that you cant tell how in depth the install is).

no, dont penalize the contractor. most GC's are only familiar with a few brands that are sold in most supply houses( Andersen being one of them). Okna is only sold through a select dealer network and not available to anyone with a pulse( a good thing). I would call Okna and ask them to defer you to one of their dealers who serves your area. p.s. most contractors, even good ones are not familiar with the higher quality brands.

HomeSealed, I hear what your saying. As I mentioned previously I thought the same thing once I got the OKNA quote - either the integrity was low or the OKNA was high. The lead salesman for the business quoting the OKNAs came out last night to talk price. I mentioned to him that I was expecting 650-750 for the 17 normal windows and he said his number is higher per windows because I want pebblestone exterior and white interior. I failed to mention that 2 tone requirement earlier. Does that add a significant cost to the window? He ultimately did drop down a couple thousand to around 23K and FWIW ensured me that they would do the install job right using an OSI membrane or similar, quality caulk, spray foam and replace any rotten jambs, sills, cripples, etc as part of the price. Told him I want everything in writing if I move forward. I definitely don't want to be in the situation I am in currently which is rotten, leaky windows. That left most 2nd story window in my picture was leaking for a long time at some point before I bought the house. The previous homeowner "fixed" it by slapping the most caulk l I've ever seen on the outside of the window which stopped the water intrusion but the damage had already been done. The bedroom in the basement below the leaking window had a foundation crack on an adjacent wall that was leaking. While doing the crack injection repair I noticed some old water staining on the ceiling and wall below the window. Once I exposed that framing below that window, I had to replace about 4 ft of band joist, top plate and studs that were completely rotten. I could crumble the band joist and top plate it with my hands. I know early to mid 90s carapco windows has issues but from what I have seen the builder didn't do much if any waterproofing which exacerbated the issue. Ah, the joys of homeownership. LOL.

Hi Shannon, To get the desired look, for the look you are trying to achieve, I would recommend the following based on our twelve years as a Windsor distributor/installer: 1) Windsor Legend double-hung windows with exterior moulding factory applied. This will give you the set-back look you are desiring and still allows the Hardie planks to "dive in" to the side of the window trim. We completed numerous homes, that were a farmhouse architectural typology, in the South Carolina Low Country as well as Savannah, GA area with the Windsor Legend series . 2) Windsor Next Dimension classic series with nail fin and no brickmould attached. You will still need to have the window recessed so it is set back, then have PVC exterior trim applied so the Hardie plank "dives in" to the window trim. If you are using 2 x 4 exterior walls, the builder will have to fur-out the inside of the window wall so the drywall and interior window trim can be applied appropriately. Hope this helps! Patrick

As it pertains to to dirt on cladding, I prefer the kynar finishes on the performance coils. They seem to, in my observations, do a bit better job of shedding dirt.

Depends on whether or not it is an issue in your personal opinion. No big advantage either way, I'd pick based on which appearance you prefer.

Do people generally try to negotiate a quote - or is the quote that is provided generally the bottom line?

Most reputable companies give their best price .. Trying to negotiate is sometimes very unfair and makes the process very awkward and can compromise the relationship between you and the company. A little fine tuning is one thing but creating a used car dealership atmosphere is unnecessary.

Depends on the company. Some will have a built in drop, some have specials, and some don't discount.

What does the price feel like to you? Are you getting a good value? What does the company look like on paper? The window is a great unit and well worth the investment. If the company and their work is solid, I think the price is fair.

+1 to WoW's comments. Really depends on how each individual company sets up their pricing structure. At the end of the day, all you are comparing is the final price, whether it was the first one quoted, a special promo, or negotiated. Most companies have at least a small amount of negotiation built in to their regular price.
That said, based on the numbers that you quoted above, I'd be very surprised if you were able to get movement on that Okna pricing. It is very aggressive as is.

Quick follow-up. Is there any difference between windows branded under the Okna name versus the HiMark name? Thanks.

The parent company is the same. The HiMark division is reserved for a specific class of dealer that maintains certain qualifications and standards.

A good dealer is going to be a good dealer regardless (and vice-versa for a bad one). You'll want to check them out just like you would someone selling any other product.
