does anyone have any advice on grading the land AWAY from patio
Comments (20)So we've moved in 3wks ago and the builder came with his excavator and tried to grade the land himself. I insisted he use the laser thing. My dad has one and came to shoot elevations with it prior to. Thus, we already had it figured out for the builder. We thought the best way to go about it would be to drain the water away from the patio and around the side of the house down into the front yard where it would finally drain into the street gutters. The back half of the yard didn't need any work according to my dad and his little laser. Of course, builder refused to slope around the side and use the laser. He said that you have to "eyeball" these sorts of things. My dad said that he'd do it with the builder's excavator while builder was present. (my dad graded his one acre piece of property himself and it drains beautifully) Builder won't allow anyone to drive his excavator except those who work for him. Thus, we let him do what he wanted to do (drain it to the back into a little "ditch" that he claims runs throghout the neighborhood between the backyards) This little ditch that he's referring to is simply a low spot between my property and the people who live behind us because they built their yard up. This low spot is still higher than our yard, so of course draining into there won't work. Even if it would have. I don't want a ditch on the edge of our property line! It was CLEAR even by eyeball that his plan wouldn't work. I asked him what we should do if it still didn't drain. He said that he'd come back and try again. Naturally, it rained that afternoon after he left and here are the results: Now what? He either needs to agree to let my dad do it or hire a professional. It's in the contract that the land has to be graded properly. We don't want things to get ugly yet because there is one final issue that will need to be resolved. We haven't approached him about this yet. The driveway slopes into the carport, so the carport fills with water every time it rains. We are going to have to fight to get more concrete poured ontop of the carport so that it's higher than the driveway. Builder will freak when we bring this up. Thus, we're trying to keep things nice as long as possible....See MoreDoes anyone have oak cabinets anymore?
Comments (39)@sombreuil I guess I’m an outlaw as I just put in limestone floor in Versailles pattern on the first floor. I used to love oak and hate the orange color but now I have a huge aversion to wood kitchen as my in laws have oak everywhere. Their house is so dark that I carry a flashlight with me because I keep tripping over all the small carpets underfoot. Their cabinets were custom but the oak has gone orange. It was hellish trying to find paint to tone down the kitchen. With oak walls, ceiling beams, floors, cabinets, trims and all furniture (big and small) in dark oak, it’s very claustrophobic and oppressive to be in the house. We remodeled their house recently due to flood and they put everything back the same and added more oak in any area that did not have it before. My advice is choose what you love but use moderation in the amount of wood....See MoreBuilder grade home? (? re hpj thread)
Comments (31)Perfectly said Livewire. In NJ custom homes come at a very large premium. Not only in cost but taxes since NJ has the highest property taxes in the nation. We live in a cookie cutter 2300 sq. ft. TH that we bought new 4 yrs old. Let's talk about the builder options and costs. We were sent to a design studio to pick our options. They were overpriced junk. The builder wanted $12,000 for hardwoods just on the first floor. The kitchen cab upgrades were $2500 and $4500 and not worth it. The master bath upgrade (tile) started at $2500. This one we could not figure out. There is not enough tile nor was the guality good enough to justify the cost. Recessed ceiling lights were $200 ea. We put in our own upgrades and started after settlement with very high quality kitchen cabs, my great Franke Orka sink and faucet, and HW throughout most of the house which includes most of the second floor and closets and upgraded much more with better quality and less money than the builders stuff would have cost. Our cookie cutter has the same floor plans but our home is our own....See MorePaint Builder Grade Cabinets?
Comments (9)Our last kitchen was only $3-4k to paint (it was a professional) so I was expecting around that cost again but we must have gotten a good deal through our contractor! I will definitely look into replacing instead. They are great cabinets and I know lots of people love them, I just don't love the color :( I'm a white kitchen type of person!...See Morelizzie_nh
