Maybe link to the one thread with all the pics and ask people to comment there instead of on all these separate threads.

It seems you want specific furniture recommendations. How can we do that if we don't know how large the rooms are? I think you may get even more suggestions if you re-post pictures with dimensions. It also helps if you give these gurus an idea of how you will use each room. Lovely home!

What will you be using the family room for TV, Games, visiting. I like sectionals for watching tv(over fireplace) and a chair on the open side creating a U around the TV, but for mainly playing games I would do 2 sofas facing each other with a table in the middle. Or one sofa facing the "Wall" table in center with 2 swivel chairs that could either face in for conversation or the "Wall" for TV then Put your TV on the "Wall" You have so many options if you are starting from scratch.

I do like the round table idea they are so nice for dinner conversation.

The short wall in your last picture - if there's room, I could see two cozy chairs with a small table between. If not enough room, one smallish, comfy chair. I envision reading a book, gazing at your lovely woods, or a friend chatting with you while you're in the kitchen, or 2 people visiting quietly.

The problem is traffic flow across that space - there's a door to the left of the fireplace - where does that go?

If there's not room for a small chair, then I see a sofa table and a nice piece of art above it.

Is there a door to outside in the breakfast room?

dinning room msmts are 15x 121/2 what size area rug my dinning set is about the shade of the hardwoods Im hoping to do some sort of navy and tans I don't have a buffet but a hutch. I think Im going to need drapes in the dinning not sure length style or fabric. Also want to recover my dinning chairs as well let me see if I can get a pic turned correctly

Good for you for getting all your pics posted here. Your home is really gorgeous and I'm sure you'll get some good ideas. If you have a Room and Board near you, look at their sectionals if their styles suit you. I've heard good things about their quality and are made in USA.

Room and Board has excellent prices and quality. My DD has had a sofa from them for 3 yrs and her roommate's sofa from them is 8 yrs old ! They look new and each girl has a small dog :) They put a finish on the fabric if you want and it is wonderful. Nothing sticks or stains. As for bar stools DD just got a counter height DR table and 4 stools from them. I can't believe the quality and how comfortable the stools are. We sat on each style they had in the store and the deep ones with fabric seats are the very best. Hope that you are near one of their stores. c

You may want to go to Houzz.com and type in the room you'd like to furnish and see magnificent photos of rooms. It's so much fun to look and get inspiration. It will set you in a direction so you can develop a plan and then we can help with the finalization. It's nice to have a plan that is to your personal taste.

Wow thanks so much and yep I've heard about R&B as well. Wish there was a R&B near me, I'm near Atlanta and plan on going to the Mart and purchase stuff from there, does R&B deliver? I'm going for light airy feel clean lines I'm looking for contemporary/modern neutral colors etc..I love the idea of a light tan beige sectional but would like something with good quality this house we built will be our last after this journey we are headed to the coast so be near the water. My kids are older 4 girls 1 son so Im leary of the fabric barstools since the youngest two are 8,9 but they wont be young forever!! No pets done with those too lol, ok again maybe Ill start with area rugs and sizes then furniture, oh what are your thoughts with curtains with plantation shutters esp in family room and dinning? Also dig Houzzz but dang that gets crazy,I could stay on that site 12 hrs straight!! Anyways glad to meet you all and thanks for posting and for your ideas!! My husband says whatever I have a budget of 20,000 to furnish family room and kitchen area but keep in mind need area rugs and décor too oh lordy hope that's enough...

Will you be placing a tv in your bookshelves above your fireplace or on that blank wall? I'd caution against the blank wall as it would likely get glare from open windowsand be in traffic. On that wall, I second the idea for a long narrow console table with some style. You may even be able to tuck 2 x stools or ottomans underneath the table for extra seating. Plus a large piece of art. Check out lee industries or century or even Taylor king or cr Laine for your sectional.

Are you sure a round table is the best fit for your breakfast room? On holidays there would be at least 7 right? Plus maybe a guest or two of the older kids... I realize you will have overflow seating at bar of kitchen, but have you thought about an oval table at all? Maybe even with an upholstered bench seating one one side?

Love Room and Board. They are also a design center, most of their stuff is display, you order what you want and they deliver. So, you can take advantage of their design service to help you put together your style/look. Occasional sales on floor models.

Nice house! The only advice I can give is to not furnish both rooms at once. Get the basics first...sofa, DR table, rug, etc. Live there for awhile before you decide on furniture for the stand alone wall and other nooks and crannies.

If you buy everything at once you may regret some of the things you bought. Been there. lol

Since you want light and airy I'd stay away from plantation shutters and navy accents. Both will darken the rooms.

I would concentrate on the table before a rug, since the size and shape of the table will influence the size and shape of the rug under it.

And I agree with taking things slowly. You can live with folding chairs if you have to, while you find something that speaks to you (and is reasonably priced).

With a budget of $20k it would seem like a wise investment would be to get an interior designer involved. Maybe not full-service but someone you can get for an hourly rate who will come to your home and give recommendations based on size, lighting and any other issues that can't be seen in pictures.

At this point, your needs and questions are so broad, I really don't think anyone looking at pictures online can really give you any solid advice.

Your home truly is lovely so, if I were you, I would try to be as methodical as I could about design choices.

Ditto what kelly said. You'll save money and frustration if you bring in a designer to help you.

Another shop to consider is Crate and Barrel .... or possibly Mitchell + Gold -- check out the websites first ....

ROADMAP To start looking:

a)Get a really good divided binder -- set up each section for One room or space. Buy a bunch of plastic sleeves that will allow you to slide in photos of your rooms. Take this binder EVERYWHERE -- you never know when a décor treasure might show up!

b)Measure EVERYTHING. Rooms, windows, doors, hallways. Plot out a basic outline, map or grid for each room. Add this to your binder.

c)Add real photos to your binder. Photograph every aspect of each space. This is the proof the "A photo equals 1000 words"

d)In each space -- write down HOW you want to use the space -- and then list basic requirements. For example -- "watching TV = possible sectional with swivel chair" "Reading = lighting options - table lamps and standing lamp for the reading chair" "Kitchen breakfast = trestle table or round table = check measurements"

e)Start researching around your area for possible stores, shops, markets, antique or vintage shops -- investigate Scotts Market in Atlanta (monthly flea market with wonderful goods)

f)Magazines like House Beautiful have great websites with lots of inspiration photos.

g)Check out books by designers like Phoebe Howard (see her website) or Suzanne Kasler ..... might be more ideas there too!!

Wow ok you guys are amazing and you are spot on with writing things down in a binder and yep I called a decorator this am she's coming to the new house Monday 75 dollars an hr thought that was pretty good? we move in Sat! Hope I like her style I asked her to bring me books of her jobs etc...but ok first things first I must take pics,msmts etc...I told my husband he agreed "what's the rush" so that's what I'm going to do slow down and don't want buyers remorse. Shutters I'm too late they were already made being installed this Thurs oh well we can leave them open in family room!! First of all congratulations on the completion of your build. I agree with the PP, take your time. I completely remember the excitement and wanting to do everything right away. We moved into our custom built home 3 years ago. We are just now getting to the point where the key homes feel complete: family room, library, kitchen, dining, master suite. I haven't even touched the basement or secondary bedrooms yet.

The few items I rushed to purchase in the first 6 months are the only ones that I regret.

The idea of an interior designer is a good one. Most will give you an overall plan and you can purchase pieces over time.

Here are my ideas:

Do not touch the formal dining right now. Iwould focus on the family room.

I'm not sure a sectional will work bc you have traffic coming into the family room for all sides. I would probably do a sofa facing the fireplace and chaise along the window wall.

Do you really want a rug under you kitchen table? For your family room, start with the rug and then pull your colors from there. I think 9x12 would be a good size. Your home is quite traditional but it seems like you lean towards a transitional style.

Also, look at vintage/antique pieces. Especially for case goods like end tables, sideboards.

Just wanted to show some pictures of the evolution of our family room over 3 years.

We started out like this, with our existing pieces. The rug was too small and we didn't like the furniture.

Here, we have a new rug, some art work is up and I've made some attempt to decorate the mantel:

Now we are really making progress. I painted the wall white. There is a new sofa, settee and navy chair. I've also added end tables and lamps. There is some progress on the mantel but it still needs some work and the coffee table is too small and light.

Here it is today: Finally new coffee table and mantel look pretty good. I just ordered window drapes today. The last thing will be that I want to do a gallery wall for the tv wall, but that will take time as I find artwork.
