Fraspoland, Welcome to the forum! The pictures you show are definitely different from most homes that are being built here in the U.S. today. I can't say I personally much care for the style but if you like it, folks on this forum - including me - will certainly try to help you make the most of it! Unfortunately, I think many of us are finding it rather hard to study your floor plans because of the flooring "textures." All those lines indicating hardwood/tile make it hard to SEE the plan itself and especially hard read the numbers indicating lengths. Is there any chance you could re-post the floor plans without the floor textures? Also, I think you use some architectural symbols differently than most of us are used to. Thus we're not totally sure what we're looking at. To me, a white rectangle with an X through it has always indicated a "vertical chase" for heating and air conditioning ducts and/or water pipes to be run through. However, you have rather a lot of these spaces and they're much larger than you could possibly need for duct-work or pipes so I'm guessing they indicate something else. (Bookcases? Built-in shelves? Built in cupboards?) I'm also not sure about the function of some of your rooms. Starting at the garage and moving up the page, is that first room (next to the garage) meant to be a pantry or storage room of some sort? Then, the room next to that one is clearly a bathroom containing a shower, water closet and sink. I can't tell what the next room up is. It looks like it has a sink but no shower or WC so perhaps it is a laundry room. Then, the room at the top is furnished the way we would furnish a home office - perhaps you intend it to be a bedroom? On the second floor, in the space above the garage, you have a bedroom that connects to a large bathroom with a bathtub, WC, bidet, and sink. But I'm not sure if the space between the bathroom and bedroom is a closet or a long hallway with built in cupboards or a hallway that runs beside some vertical chases or some sort of supporting structure. Also, I'm not sure if in the corner of the bathroom you have a shower or a storage closet. In either event, the door to that seems to open up uncomfortably close to the WC. Next up from the large bathroom, you clearly show a second, slightly smaller bathroom equipped with a bathtub, WC, and sink and then there are two rooms side-by-side that again appear to be furnished as offices but perhaps are intended to be secondary bedrooms. I just want to be sure what I'm looking at before making any comments or suggestions regarding sizes or arrangement of rooms. I do agree with previous posters however that too much of your overall space is devoted to hallways. If I've added right, you have a total of 47.4 square meters of hallway space on the two floors combined. That is nearly 20% of your total area! The house I'm currently building (which is only slightly larger than your design) will be only about 9% hallway space. It would have been only about 6% hallways but I decided to make my hallways extra wide so I could put bookcases all along one side thus allowing the hallway to serve double duty as extra library space. BTW, for those of American readers who are still "metric" challenged - 250 square meters works out to about 2690 sq feet...so this is a fairly good sized house and by European standards is probably enormous. To covert square meters to square feet, multiply the number of square meters by 10.76. And, the plan's linear measurements are given in centimeters so to covert the length measurements to feet, divide the number of centimeters by 30.48.

Gardengirl: what a great idea. We have 2 solatubes in our craftsman home, and I often wondered about adding some Arts and Crafts element to it. Would love to see pics of your project if you do it. I'm not sure what the supporting structure is for the glass. That might be a limitation on the weight.

The Craftsman may be a bit louder but if its only to be used occasionally for smaller home improvement projects I dont think noice is a HUGE concern. At lest in my opinion. Now a contractor would want to spend the extra $$ and get a better setup. But they use it day in and day out. We are talking about a home owner that wants something only to use occasionally. Lastly, whether its a "true" 3HP TS or not isnt the issue. I mean honeslty, how many pony's does it take to rip some jam extentions? Like I said before, there is a BIG difference between a "contractor" and a homeowner who only needs it for smaller projects occasionally. I am just going by my experience with the craftsman line. The rip fences have really come a long ways in the last few years on these. Sure a cabinet maker wouldnt want to rely on that type of accuracy, but its been fine for me as a general DIYer. All in all its been the best bang for my buck. I agree with Handymac. There are better saws out there and if you can afford them by all means treat yourself! Thats just my $.02

I'm going back and forth between all the comments, sometimes thinking, yes, only need one mirror, then at other times thinking that I need to tie in the height of the room and put something up higher. So, mitchdesj, any suggestions for one amazing mirror? I love mirrors, and can't decide what would be appropriate for that space. I was also thinking of one large clock? The room actually gets a ton of sunlight. I will take better photos and post sometime. I need to learn how to post photos from our regular camera. I'm a little technically challenged and can only do it from my phone! The room faces south and has a wall of windows and the clerestory windows. Roseabbey, I guess you can't tell from the photo, but the chase is a couple of shades darker than the wall color. The wall color is SW Concord Buff, and the chase is SW Safari. We just put a wreath up for the holidays and it looks lovely. May be just one mirror instead of the wreath. I'll post pictures in the next couple of days/weeks.... If any body would like to photo shop some mirrors in, I'd appreciate it. Thanks again!
