The final walk through is to make sure the property is in the same condition as at the time of contract, and to take a look that any items requested by the buyer, to be fixed by the seller are completed.
If the house was not available for the walk through, meaning vacant, I'd postpone the walk through until the house is vacant.
It should not take more than 15 to 30 mins. to do the walk through and the walk through is not an inspection. However, that does not mean that the buyer can't ask for compensation prior to closing, if contract terms are not met.

Your agent should answer this question, or even their agent for that matter. As to whether they can renegotiate, that depends on whether the contract allows them to submit addendums or amendments that late. Again, the agent should know whats on the contract.

I havent gotten it yet. Its like a domino effect over here, contingencies on closings.

So to clarify, the final walk thru is not an "inspection" per say where they can sit there for 4 hours and bring a contractor, home inspector or knowledgable Uncle Ted if you know what I mean? They waived the right for a standard home inspection weeks ago with the purchase agreement.

You should not be there! The walk through should be on the day of and before closing, when the house is vacant.

Sounds like you feel the buyers are going to pull something during walk through and bring a home inspector in, then go to the table asking for money to be set aside for what ever is on the guys report.

I've never heard of this happening and agree you need to speak to your agent to see what rights you have as a seller.

I've been there for a few walk throughs (where we were able to stay in the home beyond closing)and they were brief, 15 - 20 minutes usually the day before closing. they were just inspecting to make sure the home was in the same condition as when they bought it. One walk through they showed up with several relatives (I think mom and dad of both the young people buying the home). I think me being in the home kept their visit shorter than it would have been had the home been empty. it is not a time for renegotiating unless they see that you've removed the furnace or otherwise damaged the home since the contract was signed.

Since we were staying in these homes past closing, we did have to put money in escrow at closing to prevent us from taking the furnace, appliances etc.

The answer to your question should be contained within your contract...if properly executed.

In any state that regulates the HI profession, generally the HI's findings are the only findings that are meaningful for negotiaiton...as opposed to those of the buyers and/or Uncle Ted.

Of course, if during the wlak through, something is found to be damaged missing, etc., that was not damaged, missing earlier, I assume it would be selles word against buyers...however, if the buyers had made the wise choice and had a home inspection, that would further bolster their contention that the item was not damaged previously.

I have even known of buyers who have asked their HI if the HI had any pix of items that were there at the time of inspection, that were supposed to remain...especially if they have been changed out for cheaper versions.

The walk through is done before closing to enable the buyer to see that the house is still in the condition it was in when they agreed to purchase it. Although it does not happen often, once in awhile a seller gets the idea to swap out expensive fixtures, appliances, or the like. Or damage happens when they move out (torn carpet, hole in the wall, etc.). It may not be just "the buyer's word against the sellers", we always had photos of the condition of the house taken during the inspection and included specific shots of these sorts of items. If thse kinds of problems occur, the contract has been broken by the seller and the buyer may delay the closing, withold additional funds to repair or replace the items, or possibly walk away from the sale altogether.
This is why you see the advice so often to remove things like antique light fixtures that will not be remaining with the house before listing it (even though the house will show better with them). Confusion about what goes, and what stays, does not realy benefit either party. This is also why there is usually a substantial holdback of funds written into the contract if the house is not vacant at closing.

My DH had the fear that our buyers would find things wrong on the walk-thru since they had waived their HI. But things went very smoothly. Didn't hear a peep out of them until closing, which also went smoothly. Walk-thru should be short and you should not be there.

Walkthru seemingly went smoothly. It took all of 20 minutes. I had to be there because of animals on the property. I even participated by helping them measure a few walls for their furniture. That was the bulk of the time spent in the house.
