frustrated seller in AZ

Hi all - I'm new to the forum, but not new to selling houses. We listed our Tucson, AZ house in February 2007 and are still trying to sell in late August. We've had two contracts, two buyers and two failed deals because of unrealistic or unqualified buyers. They wasted our time but because they pulled out at the last minute during the "discovery phase", they get their earnest money back. This second buyer didn't reveal that he wasn't yet divorced and needed a disclaimer from the soon to be ex-wife to qualify for the loan on our house - we just found that out on Friday. He cancelled the contract this morning after we told him we wouldn't wait until the end of October to close (his divorce is supposed to become final in mid-October) and that we wanted his ex's disclaimer on file with his mortgage company by August 31st.

What's going on with these buyers? And why isn't there anything out there to protect sellers from these buyers who effectively take the house off of the market for several day to weeks (depending on the discovery period) and back out without any consequences! First buyer backed out after we had already moved out of state and had left all the appliances at her request. We had to purchase new in new location and were out $4k because she backed out during the discovery phase.

We are listing with a new agent next week (we honored our 6 months plus contract with current realtors and felt they weren't as responsive as we'd like - especially in communications).

Any thoughts on the situation? Our house is in a great neighborhood with one of the best elementary schools in Tucson. We're reasonably priced, lots of upgrades including all new windows, carpets, tile, both bathrooms etc., almost an acre of land . . .
