Nicely staged. The colors are contemporary. Someone may suggest that they are too strong, but for the market you are selling to, I bet they are perfect.

What's up with that photo titled, "master vanity"? It's distorted.

I applaud you efforts and hard work. One of the problems doing this sort of thing i.e. using the internet as source material, is that you don't know if the original source is correct. I frequently find grave errors in advise or information about plants on reputable university sites. Sometimes they get their information from another web site and just repeat the incorrect info. There are so many myths and errors that are perpetuated this way. I did a quick look at your site and found one such error. The source had it wrong. There is no valid taxon Majorana hortensis. Marjoram is Origanum majorana. You might consider consulting a horticultural reference book or two, written by botanists and taxonomists, to check for accurate botanical information. Otherwise, I like having a source for growing information, individual experiences etc. like you are providing.

I was trying to write a general description - I can just say "berries, veggies, and herbs" instead of listing all the kinds, and delete the apple butter. Don't people pay attention to the seasonal availability though, even if it is easy to check and uncheck boxes? Facebook - guess you'll have to drag me kicking and screaming to join there. Maybe a business account wouldn't be bad. I'll have to look into it. I wanted to start a website, even registered with Google for free account this spring, but DH and DS (who is webmaster for his scout troop) haven't designed it yet so I've given up. Maybe a blog (though I'm not a good writer, and would have to stop posting on GW to have enough time to write a blog LOL)?

OPEN HOUSE DAY!! I am a little uneasy about this open house today but I've pretty much done all I can do in the time allotted. I do not have my jewlery here-its been packed away since we first listed with John over six month ago. The med we will take with us-there isn't so much as a tums here LOL! Drew has his game systems packed up-even the wii. The fridge is clean and empty all but bottled water, juice, soda ect...the oven is spotless and will NOT be used today to warm cinnimon due to the fact its going to be 90!!! The bath room is sparkling clean and the void of anything except TP and hand soap....a few nice towels. The pantry room has been tidied up and we installed a brighter light-same with the laundry room. I painted the woodwork outside and bright white, scubbed all the outdoor furniture and even hung a Chinese latern over the drab porch light-some of the grass seed took so the lawn looks a little better. Ed is supposed to swing by shortly after church to tie up balloons and more signs...he'll return at noon We did not kennel the dog...instead Frank and Drew are taking her to the local boat ramp/park to run her out for a few hours...they are taking her crate too. I have to work a half day so I will be occupied...work will take my mind off things LOL!! Now about the offer....WELL... seems the couple has only been approved for 70.000 mortgage so thats why they made a low offer. Ed told their realtor to have them call "his" wortgage company to see if they will approve them for more. If "his" mortgage company can approve them for say 80-82 then we will surely take the offer and get out of dodge. BUT...not until we see what happens today. Well I am off to get the pretzles, run the vaccume one last time and head off to work...wish me luck!!! Cheers! Susie

Here's why I personally feel buzz words don't work. It's a little like custom features. Everyone's idea of what "luxurious", to use one example, can vary wildly. Even words like "large" can often be disputed as what may be a large backyard in your own neighborhood, may be a postage stamp in someone else's. We've sold FSBO three times and each time when we let the buyer do most of the talking, we discovered interesting information about their home search. And with every home we've had buyers who were downsizing. Had we wasted time in our ads or trying to convince them that our "fabulous deck area" will sell our home, we would have found out that maybe they don't want the maintenance of a deck. Or that the deck they currently home is massive compared to ours. For the majority of people, a home will be the single most expensive thing they ever purchase. So it stands to reason that most of us don't want to over pay. Superfluous adjectives create high expectations. And whenever those expectations aren't met, the buyer sees that as an opportunity to create objections in their own mind in order to offer less. The idea of the ad is just to get buyers in your home. Period. When the buyers show up, you want them to leave thinking that the property has SO much more going on than even the ad promised. That creates value in the mind of the buyer and it pushes them to make a decision because they know their competition (other buyers) will probably be feeling the same way.

The web site is very funky. I can't get it to stay on a particular photo or even scroll to the bottom of the screen. It keeps jumping back to the original picture and agent info. Anyone else have this problem?

Yes, it kept jumping back to the original picture for me, too.

Some of the rooms are not my taste but I thought everything looked good. The kitchen wall color might turn some people off.

This community was so helpful during the remodel! I'll try to post before photos in a more appropriate section.

The Johnny Cash painting is by a local artist (Frederico) - it's acrylic on a wood door...

I'm hoping the colors aren't a problem for people over the internet - in person, they seem to love it.

Tour Factory seems to have settled down - not sure what the problem was.

Paint vents that are at the top of the walls near the ceiling the same color as the walls.

I'm not too sure about the color in the bed rooms. The color choice combined with the crown molding makes it look too traditional, and out of place with everything else. I think the colors in those rooms need to be more vibrant, or something. The other colors with the crown are okay.

It looks like a very interesting house; I wish we had more contemporary homes here!

Your dining room looks much smaller than it is because of the wall unit. Remove it. People are buying square footage.

Can you change your living room furniture around to emphasize the fireplace?

The strong pink in the kitchen will turn off male buyers, and a unit like this could otherwise be very attractive to male buyers.
