Buyer wants appraisal contigency

We have two offers to purchase our home. The lower offer has no appraisal contingency, the higher does. The buyers who want the appraisal contingency are not asking for a financing contigency--they plan to pay more than a third of the price as a downpayment. They accepted our counter to their initial offer very quickly, and have agreed to all other terms except our removal of the appraisal contigency.

We are worried that these buyers will use a low appraisal to try to renogiatiate price. My limited experience with appraisals is that they can be very subjective. It's not clear to me why local buyers represented by an experienced real estate agent would rely on an appraisal to determine the price they are willing to pay.

The risk we have is that if we accept the appraisal contingency and the buyer tries to game us, we may lose our other buyer and a week or two of market time at the height of the spring season.

Our agent says that appraisal contingencies were uncommon during the hot market but are becoming more common now. He says that some buyers do demand price reductions if the appraisal comes in below the contract price.
