Comments (14)Its easy to be cavalier since its not my deal on the line but there are aspects of the contract that dictate how this is required to be handled. If its not required and it is inconvenient I would beg off by stating the moving chores and the likelyhood of a moving target as to appointment time and be done with it. If the buyer's inspection window has expired there is not a lot to be done about it. If there are repairs to be made, a limited dialog is appropriate but that should include an assurance that the municipality will reinspect that work. Were I the buyer, I'd simply use my walkthrough privilege to cover this. I'd feel comfortable with the seller's knowledge of this last minute hammer. Comments (33)Fibromyalgia and Epstein-Barr were thought of as illnesses that people who "needed to be ill" got, in the past. Ulcers were due entirely to stress and worry - plus spicy food. Now we know that some people do have the generalized pain we call fibro (even if we don't understand why) and Epstien Barr is thought to be a virus. Ulcers are caused by bacteria. MCS may someday be understood, as well. When you have no idea why some things make you feel horrid, cannot predict what will do it, have people rolling their eyes at you, and have docs who seem to placate instead of understand you, you end up sounding paranoid and hypochondriacal. The internet becomes a safe place and the only place you can network with others with the same problems. I cannot imagine how someone with MCS who cannot afford to buy their way into a home with "safe" building materials chooses a house. With my more minor chemical problems, I tend to buy houses that are older and have hardwood of some kind under the carpet - because when the carpet is worn out, I could not get new. Older homes have offgasssed what they are going to offgas. I have always avoided anything too new. I can't imagine how somebody with MCS makes the decision to plunge into a buy, and can see why they might pull out for what seems like odd reasons. It is not easy to undo a house sale and the right choice is more vital for someone with MCS. I can't imagine paying a mortgage on a house I can't live in. Her requests about your cleaning products really would not be that unreasonable if the sale had gone through. If she is very sensitive, she would not be able to spend time in the home until the smells were gone. I use only vinegar and water for mopping, dishwashing soap without fragrance to clean, and "free and clear" laundry detergent. I have walked out of homes for sale because of candles or sprayed fragrances or stale smoke. I always change out gas stoves for electric after I buy because I get asthma symptoms when I breathe the fumes from burning natural gas. Sometimes I have to have the gas fireplace in a B and B turned off if the pilot light burns and vents into the room. I could never attend Thanksgiving dinner in my Mom's because of the gas, so had it at my house every year instead. I don't have MCS, just strange asthma triggers. I would shrug off the lady who slept on the couch, maybe report the situation to her realtor's broker because she should never have left the woman in the house alone. Comments (49)Hi NC and thank you for your thoughts, appreciate them. The three other comps were not updated so very good comparisons to our home. Our realtor (a man btw) had spoken to quite a few other realtors and they all felt the price was right. We told the realtor up front we did not have to sell and what our bottom line was. If we reduce the price much further we would not have much room to negotiate. When we first put it on the market our realtor was sure it would sell in two weeks. It is a desirable neighborhood that is older but well kept with larger lot sizes and a nice nature walk around the corner from me in the neighborhood that walks along the bay. Not sure remodeling would have brought us in a good enough price to make up for the money spent. I know it can be iffy when the realtor represents both parties. I cannot think of anything he could say that would be negative for us. He knows our bottom line and as I said there isn't a lot of wiggle room. He knows what the comps are from recently sold homes and would use that if she were interested. I do not doubt he will do his best to try and sell this house as the contract is up August 10th. I am not getting my hopes up because I know how this works but still going to keep my fingers crossed for the showing this afternoon. Comments (77)I don't think most contracts spell out who is going to do the inspection - mine never have - so you can have a friend do it if they have expertise in that area. Where the contingency comes into play is when you present the seller with a list of real or imagined deficiencies of the house and say, "Fix this stuff or else I'm not buying this dump." If the seller agrees to everything the buyer wants, then the inspection contingency wouldn't let the buyer off the hook. But every time you go back and forth, if someone says "no," the deal is off. So if the buyer asks for $12,000 in renovations and the seller tries to compromise at $11,500, the buyer can say no and walk. I don't know if the buyer can simply say after the inspection that he/she simply no longer wants the house no matter what the seller does to fix it.
