help-Signing with REA as Buyer - 180 days after contract expires?

The REA I chose in Ohio sent me a package. In the Buyer Agency Agreement exclusive right to represent it

has under Buyer's obligations that

"In addition, any offers made by Buyer with 180 days after the expiration of the Agency Period (the terminal period), with respect to properties which Broker brought to Buyer's attention during the Agency period, shall be made through Broker, unless Buyer is then represented by another broker as Buyer's agent. If any offer which Buyer is required to make through Borker is accepted to the seller, Borker shall be entitled to the fee specified below.

It also has that I'm willing to allow Dual Agency if that occurs.

At the top in the retainer period, no dates are filled in.


So.....is 180 days after termination normal? Seems long to me.

What should I ask for a retainer period?

Can I negotiate on the dual agent thing? I don't think I'd like that - one of the reasons I chose her is that she's a Buyer's Broker (if that really means much I don't know). Last thing I want is to be cut off from all advice on price and contingency negotiations.
