Finding Flat Fee - need help

I just got the job offer in a different state today.

So now I'm really on the hotseat trying to sell a very small but 1.5 year old "new" construction house on 9 acres - no comps, wasn't planning to sell - its going to be way overpriced OMG

Anyway - I'm considering trying to sell it myself for a limited amount of time then going the realtor route. I don't know when they want me out there but as soon as possible I'm sure. I figure a month FSBO?

Anyway - I can not find a Flat Fee listing for Omaha Nebraska.

Are there places that don't have them?

Any help?

Do yourself a humongous favor and hit the bookstore tonight and pick up a book on selling FSBO. While it's more work, there are many ways to market the house that a broker wont be doing so if it's a fast sale you want, consider the fsbo route. Otherwise sign on with a realtor and let them put you on the mls. Most markets the agents wont show fsbos on the mls anyway unless its a really sizzling hot market with little inventory. It's much easier but it takes longer.

I had that Dummies book from the library for awhile but the offer fell through, the book went back. Now the offer has come through (the intricacies of federal hiring) and so i will go back to the library and get it again. It wasn't a FSBO book per se - it was the Selling for Dumies which covered a little bit of everything.
Do you have a different book recommendation?

I was hoping to buy a flat fee MLS listing - so so many people (including myself) search the mls on their own. Many don't have realtors.

But I can't seem to find a...service? that does that here. There is a bank that does the flat fee thing with an ad in the newspaper. Also a real estate lawyer, the one I bought the land from actually. I can use him for legal but he doesn't do mls either.

Could it be against a state law or something? I can't figure it out from the googled websites I get. I think they are designed to confuse you.

Here is my past By Owner Experience but things are a bit different now. One household family member "only" deals with the showing, phone inquiries and potential clients. All other living things must leave the showing. No exceptions. Do all the usual as far as cleaning, de-cluttering staging. Use a title search company that has in house real-estate attorneys just in case. Have a separate phone line with an answering machine that gives out house details and price and a way for people to leave a message for an appointment with their contact numbers. If you choose to skip this part you will quickly get burnt out from all those curious in the neighbor hood, dreamers with no money as well as realtor calls. It also acts as a record keeper incase of nuts. Know that as a for sale by owner you could get more low balls than average in this market. Know that you could have a greater percentage of unqualified home buyers even if you state clearly that you are only showing to qualified home buyers. Know that when you get a buyer and contract their previous realtor or friends will put fear in them about buying from an owner and not an agent. Know how to calm last minute cold feet. Try not to talk too much when showing unless it's short truthful facts. The most important thing of all when selling by owner is creating urgency. Don't try and do it verbally...don't say anything like; I have several people interested because most don't buy that from an owner. You have to create the urgency with the scheduling of appointments from the start while the listing is new. I only made appointments when I could space them fifteen or twenty minutes apart with others. I only showed the house two days a week (something I was told one shouldn't do but it works). When calling back a person who left their name and number for an appointment on the answering machine I would say something like...is Wednesday or Sunday good for you? If they said Wednesday I would say something like I have a 5:30 or a 6:45 available. Then I would try and fill spots around that. It creates an urgency when buyers see others coming and going. I hope I didn't sound too negative because I always had very good profitable results. I think it important to acknowledge a few undesirable possibilities though for preparedness.

First, I put in as many pics as the home allows. A lot of the cookie cutter homes only have enough features for maybe 6 pics. I do not usually post pics of secondary bedrooms, as everyone knows what a bedroom looks like... walls, floors and windows. Other homes can justify having 16. Most of my listings do get the full 16. Here is a story... I took a listing of a family that were slobs. I went through my 34 page pamphlet on how to stage a house. She needed the training real bad... dirty dishes everywhere, dirty laundry everywhere, kids toys strewn all over the home, just a mess of a place. Otherwise it was a nice home in a desirable area. We agreed that I would give her two weeks to clean, organize and declutter. She called me up a while later and told me to come over for the pics. I let myself in since no one was home. To my dismay, the house had dirty dishes, and the master bed had a pile of dirty clothes piled on it, (yes, underwear and bras too) and the kids toys were still everywhere. I was so pissed, I took the pics the best I could, put them in the MLS, and waited a couple of days for them to be fed onto Realtor.com. When they did, I sent her a link to her listing. She called me the next morning in a panic, saying that she can not have pics like that on the internet! My plan had worked. I went back a week later and the home was presentable. I suppose some people can not see their own mess until they view it from a different perspective. If I still have these pics, I will post them. They were really bad.

kats: that's a good point. I imagine that a number of realtors will contact me when they see the FSBO to try and get the listing. I can lay out my desire for a reduced-services contract and see if anyone bites. In my email-culling efforts, I found one agency that has a deal where if you buy with them you can sell your house for free (no commission). I'll be buying in a different area, so can't do that, but perhaps that means they're open to a flat-fee MLS type of deal. I'll give them a call too. NC: No offense taken (and none intended with my following remarks). I understand the MLS is a private association, and don't consider myself entitled to a discount (or any) listing. But our local MLS has decided to put rules in place that make it difficult/impossible for members to discount and/or offer more competitive and appealing to customers. I think the real estate industry for the most part has its head stuck in the sand about the need to change, and they're trying their darnedest to preserve their 6% model in the day and age where buyers and sellers could be brought together much less expensively. I wish they'd change. And I'm frustrated that those in the industry that are trying to change to satisfy customers better, are locked out of doing so. It MAY be legal. But Visa & Mastercard had a similar argument (we're a private organization with contracts with merchants, we can decide on whatever merchant fees we want and they can opt out) but the justice department eventually had something to say about that, because they're monopolies. In other news, we went to a couple open houses over the weekend, and one agent mentioned the low inventory right now as a problem (that bodes well for us). Of course, that could be like the car dealers that send you postcards saying "we really need your used car" when they mean "we want to sell you a new one."

listwithfreedom dot com They list in all of FL. The name of the firm is Freedom Real Estate out of Sunrise, FL. (I know, they are on the east coast of FL. But I listed with them and I am on gulf coast and had no problems.). The broker's name is Jim Tyminksi and he is the best. I recenty used this firm in FL and was very, very happy. I checked references with another seller in my area before I listed. It was approx $300 or $400 (forgot) to list. Then you choose the percentage to pay an agent that brings buyer. I chose 3%. You choose, which is nice. Other nice things: You get up to 6 MLS photos. When home shows up on realtor.com - it is listed as a "showcase home" which is usually a premium listing. Also you write the entire MLS add - including comments. They give you a form to fill out. Another great thing - the calls/emails really do come directly to you. And the best thing - it is an open listing. So if you sell it FSBO without an agent finding it in MLS - you don't pay commission. I listed with this firm and I sold FSBO and did not have to pay a commission (just paid the small fee to list.) They also list in your local MLS and it shows on realtor.com. I happened to have 2 different local MLSs in my area and they put me in both for no extra fee. I was able to tweak the MLS listing info for no charge. A note to you. If you want a lockbox - buy one on-line yourself(for under $30). They can list the lockbox code in the MLS or they place a note for the agents to have the agent call you for the lockbox code (for better security.). Also you need your own sign. This firm only lists you in the MLS.

One quick google search turned up this company and a few others. I know NOTHING about this company and am not affiliated with it in anyway. Heck, I don't even live in Nebraska.

There is a great brokerage firm in New Jersey who offers flat fee services ranging from flat fee NJ MLS listings to mix and match discount services. Here is there website; www.bonafiderealty.com

yourigloo.com is a national MLS flat fee listing agency and they contract with local brokers throughout the USA. You can enter your county and state and they will show if they offer flat fee in your area.

I don't work for them and have not used them. I almost used them but found another flat fee agency that offered more photos in the MLS then they did. I think they only offer one photo for the standard price.

Their web site is a bit akward. I ended up calling the 800# and got through to someone with a brain, which was nice in this day and age.
