Best way to sell house without realtor
Comments (14)I have had bad luck with realtors, I know there are some fantastic ones out there, I just pick the wrong ones. Because of this, I have sold the last two homes myself. The first home that had previously been listed with a realtor for six months sold in two weeks, the second sold in a few days. I didnÂt give them away either, the 2nd home sold for the next to the highest in the neighborhood. ItÂs all about creating urgency though if you are going to go this route. I also eliminated phone call burnout by getting a second phone line. When you list by owner, you get every one and their mother calling to find out what your house is up for. Have a nice recorded message describing your home and the asking price with instructions to leave name and phone number if they want to schedule an appointment. This process will help with no shows because you will call ahead of time to verify appointments and you also have a record of people coming into your home. You will also get millions of real estate agents wanting the listing. When you call them back, you will tell them that they are more than welcome to sell your home at an agreed % but you are not signing a contract. However, the very most important thing you do is to schedule your appointments fifteen minutes apart to create the urgency. I chose two days a week to do showings, Wednesday and Sundays. When I called people back I would just say something like is Sunday at 4:00 good for you if not I would ask if Wednesday at 6:00 was good. When people arrived for their appointments fifteen minutes apart there was always people coming and going. In a slow market, you may have to do showings once a week in order to create the urgency. Every one told me this way of scheduling would never work because you must be available at all times, but I say its all how you do it. I used a title company that has an attorney on hand if needed, (I didnÂt) and they even gave me some contracts. Another thing worth mentioning, donÂt talk too much while showing your home, itÂs a distraction. I also did all the usual stuff like renting storage to remove the extras, fixed the broken, painted, made flyers, had for sale signs with appointment only on them and advertised locally. Comments (9)Thanks for all the feedback. I was going to ask our realtor about the lockbox removal options, but we sold! I didn't respond right away because I wanted to get thru the inspection without jinxing myself. It's a relief to have privacy again. I appreciate the responses because if we were still on the market I would definitely take the advice. LauraNJ, my realtor thought it was unprofessional, but I got the sense he didn't want to do more than call it to her attention in case they did come thru with an offer at some point. I'm glad they aren't the buyers. Ncrealestateguy, thanks for your response. I hadn't thought of it as trespassing, but you were right. Comments (7)The problem I'm running into is getting her to respond to me in a timely manner. It sometimes takes 2-3 days for me to get her available to view a property. She's put in some time for me so far, shown me maybe 3-4 houses and done a couple of market analyses, but I'm getting anxious that something really great will come up and I'll be at a disadvantage because my agent can't get me into the property on short notice. When you contact her, does she respond quickly but says she can't get you in until that time or is she ignoring you? From what you're saying, it sounds like she ignores you.. not getting back to your quickly. How much time has she put in with your BF when he bought using her? If she took him out a few times, then I call it even. If you feel you need to break from her, you can always give her a gas card, thanking her for her help. Did you sign a contract with her? Maybe I'm just being too demanding? Opinions are appreciated on either side of the fence. Thanks!!! If you don't have a good feeling then it's time to move on. For what you need, I don't think she's a good fit. I have a tip on another agent who is newer and really anxious to build up her client base, so I'm guessing I'd probably get better service there. You need to test the waters with agent #2 also. You can email them, then see how long it takes them to get back to you. Email is a big thing for me. I won't use an agent that doesn't get back to me in a certain amount of time. If agent 2 has their own site, sign up there, you should then get emails. I've had 1 agent email me after signing up on their site.. the others were automated emails.. so this one agent stood out to me. As a buyers agent she was decent; we clicked really well. Comments (13)I'm leaning toward the CAZA group reply. I am a county appraiser and have read literally thousands of deeds. I would strongly urge you to, as a minimum, use a title company and get insurance on your title. We have one neighborhood in our county where the developer never actually finished buying the land, so title reverted to the previous owner. A title company can write the deed. The realtor is usually most often needed to find and match buyers and sellers. In this case you've been found. When I see major errors in a deed, it's almost a guarantee there was no Realtor and no title company. There are two properties in our county where the purchaser thinks he owns it, but the deed describes other property nearby. Both those were self written and one was by a bank that never really foreclosed on the correct property. Title companies don't make that kind of mistake, although the out of town title companies are more frequently in error....See Moresds333
