Auctioning House vs Selling Thru Realtor?
Comments (10)It's done commonly here and quite often to settle estates. You are just as likely to see a house tied up in probate at auction as through a realtor.......in fact, more likely. Why? The time element. Nobody wants to perpetuate the probate process any longer than it already is, especially if there are multiple heirs. So, eyebrows are not raised when they go in estate auctions. You sometimes get people who are semi-interested and there for the fun of it, who end up getting caught up in the bidding and buying it. LOL. Many homes in estate sales are also not up to date cosmetically, because face it, the occupants are usually elderly and feel good to even keep it up structurally. Auctions here sell these homes "as is" for the most part and the parties interested in bidding come with proof of funding and their ducks in a row. Getting serious, isn't every prospective home buyer looking for a deal? Estate auctions can be a good hunting ground. Typically the homes are older and often well made, but there are updating issues and sometimes code issues. You likely will not have a chance to have home inspections done.....but some auctioneer/realtors will take you through the house for showings or have open houses so the public can get a better look at the property. Yes, of course you can set a minimum sales price. You prolly have already had it appraised for estate purposes. And I really, really would rather have an independant appraiser give me their input than a selling agent. The appraiser is going to get paid a flat fee with no numbers influenced by possible commissions. If you have a good appraiser, and you get out of the home what it was appraised at, then you can usually walk away from the sale feeling confident you at least got a fair price and the buyer a fair deal. The thing is, your prospects are all standing there bidding, and essentially a captive audience. There are no games and no waiting and no counter offers. Comments (9)Thanks for all the feedback. I was going to ask our realtor about the lockbox removal options, but we sold! I didn't respond right away because I wanted to get thru the inspection without jinxing myself. It's a relief to have privacy again. I appreciate the responses because if we were still on the market I would definitely take the advice. LauraNJ, my realtor thought it was unprofessional, but I got the sense he didn't want to do more than call it to her attention in case they did come thru with an offer at some point. I'm glad they aren't the buyers. Ncrealestateguy, thanks for your response. I hadn't thought of it as trespassing, but you were right. Comments (10)As a person that actually sold a house via an auction, and spent a lot of time researching the option, I'm going to disagree with those that indicate you won't get as much as if you use a realtor. Most auctions will receive fair market value very quickly. Our reserve was met, and we received slightly more than an earlier offer through a realtor, that did not close. The buyer pays a fee to the auction company to bid. Our buyers paid 10%. The seller will pay a much lower fee. The fee structure will vary. We paid for some advertising of the auction (in the days before lots of internet exposure). Some auctioneers are also realtors. Some are not. The advantage to us, was that we closed when we wanted to close. The biggest advantage is that there are absolutely NO contingencies--no mortgage contingency, no appraisal contingency, no inspection contingency. Showings were limited to 4 open houses a month before the auction. It was the right choice for us. We saw some ads from the auction company we used. You might look online for real estate auctions in the area. Ask about advertising, marketing and fees. If the auctioneer is a realtor the house can appear in the MLS also. I'd move out excess furniture and stage as you suggest, but put a small bistro sized table/chairs in the breakfast nook. And 3 bedrooms are better than 2.
