I followed the link and it looks suspicious to me. I sometimes supplement coupons by using a coupon clipping site--couponmasters.com or thecouponclippers.com. They charge a small processing fee for clipped coupons that are in papers/circulars (from 5 to 15 cents depending on the value of the coupon). It comes in handy if I see a coupon in the paper for a product that I buy a lot; I can usually find that coupon on one of the two sites then order multiples of it. The only downside is you need about $3 worth to place an order, and given the low processing fees, I rarely find enough coupons for products I use (and will purchase before the coupon expires) to reach the minimum order. I agree that company websites and online coupon sites are a great resource too (and free). But recently I've found it harder to find coupons online for the stuff we use; I used to print online coupons regularly, but now I'm lucky if I find a few each month. To be honest, the $ I save with coupons probably is not worth the time I put into clipping and sorting through them. But I find it fun.

I've both sold and bought FSBO. And I prefer it that way since the principals must work out the details, or there is no deal. Well-intentioned adults can solve anything if they've a mind to. I agree on the pricing strategy, your FSBO buyers (if they aren't represented by a buyers' agent) will be expecting a share of the "saved" commission. You should decide if you are willing to pay a buyers' agent's portion of a commission should a BA bring you a buyer. Not likely, but it may happen and you should think that out ahead of time. And for the buyer a full FSBO is a somewhat more work than having an agent working for them so that's why they may feel entitled to a bit of a price break. Of course you need an experienced real estate attorney to make sure you comply with all local laws about sales and to review any contract offered by the buyers. Indeed, the buyers may not even know how to get a contract drawn up, so you should be prepared to do that, too. The one piece of advice that I would offer is that you will have to gird yourself to ask a lot of questions of your potential buyers that in other contexts would be rude or intrusive; namely about their finances and ability to obtain financing. If you were using realtors all around these questions would be passing through the professionals so you wouldn't be dealing with them directly, but if you're FSBO then they'll be squarely on your plate. Your attorney can advise you about what sorts of things are customary, then just have at it. I actually advised one of my potential buyers not to go forward since it was clear what they were proposing wouldn't work. One other thing, I think FSBOs can attract buyers who feel intimidated by realtors and so you may have above average number of looky-loos who would have been screened out by professionals. They can be tedious, but not the end of the world and you'll get better over time in weeding them out from the start. If you're showing the house by yourself for some reason, always have your cell at hand and have an "escape plan" if things go badly - even if it's just to your neighbor's house. Don't let your interest in selling over-ride your natural sense of danger, even if you think it may look foolish. My objection is to the word "boycott". I work in a RE office as an assistant to an agent, and have never heard any agent say that they "boycott" all FSBOs. I know agents that are leery of working with FSBO sellers because they don't know how knowledgeable the sellers are. With current market conditions as they are with so many homes on the market, most agents can find a suitable home for their clients among the hundreds of homes on the MLS. That said, when it was a sellers market, and buyers were having trouble finding a home, the agents that I know would seek out FSBOs for their clients. I also know that many FSBOs are not realistically priced. For instance there is a home in my area that was priced at $375,000 with a flat fee agency which is basically a company that puts FSBOs on the MLS for a fee. After over 3 months they listed with an agent at $339, a month later it's at $319 and still not sold.

We listed last weekend FSBO in a hot market in rural North Carolina. We accepted an offer last night. We had calls from buyers agents wanting to know if we would give them 3% if they brought a buyer and handled the paperwork, qualification, etc. We said that we would, but knew that we would not drop our price as much because of the 3%. They wanted to have us sign an open selling agreement (something to the effect that they can bring buyer and we can have our own buyers, but if we sell to their buyer, we have to pay the commission). The lady who made the offer doesn't have an agent... we liked her offer and accepted. She was already pre-approved and can close in 30 days. We had an attorney on standby who could draft the contract to buy and handle the earnest money... he will also do the final settlement, so he started the title work right after drafting the contract this morning. All that to say, if you're in a hot market, you need to know what and how you're going to handle things if you're doing FSBO. It's not rocket science, but you definitely can't do it blindly. The other thing you can do if you're not comfortable and the buyer isn't comfortable with going it alone... find an agent who will work as a Buyer's Agent for a reduced cost (1.5 - 2% versus 3%).
