if it was a quality carpet, i'd have no problem with the carpet...Do you have a piece of the tile that is under the carpet to show potential buyers..It could be shown to them to let them know why lies beneath the carpet

I love green carpet, I installed mossy green plush in my two bedrooms. Green is my favorite, I say leave it.

I would say leave it. I don't think the color of the carpet would stop me from buying a house. Carpet can always be replaced.

Green carpet is a huge turn off to me, it's all a matter of preference. Green won't appeal to the masses but you will find some that like it. However, we once bought a home with green carpet because there were hardwoods underneath and we planned on taking the green carpet up. When we looked at that home they had pulled a corner of the carpet back to let prospective buyers know what was under the carpet. The hardwoods were in great shape so the green carpet was pulled up before the moving van arrived with the furniture. However, if a home had green carpet and I wasn't planning on exposing hardwoods beneath, I would have factored the replacement cost for that green carpet into my offer.

You would? It certainly wouldn't be reflected in the comps. Some things are simply the cost of buying a house.

Now,and Incurable defect I'd figure in, or part of the cost of a whole new kitchen, but the carpet? I'd not drop my offer by a thousand or two simply to replace carpet in the family room.

While I'm not a big fan of carpet, green or any other color, sage green carpet wouldn't be a turnoff to me if it was in good condition and not an in-your-face shade of green, as long as I liked the rest of the house and the price was right.

IMO, the fact that there's tile under the carpet makes the green carpet even less of a potential drawback. (Is the tile an attractive, neutral color?)

My vote is to leave the carpet. If the house is in good condition, you shouldn't have much trouble selling it. Unless you live in the same area and have the time and energy to devote, there's probably no need to go to great lengths getting the house ready to sell. Do the best you can in a short period of time making sure the house is clean and decluttered (possibly even totally empty of your mother's personal possessions), then list it at a realistic asking price. You probably have many other things to deal with right now that require your time and energy.

Emerald or grass green would have to go.

Melbat -- I factor everything adverse in my eyes about a home into an offer, that doesn't mean I'd make a lower offer if the home were already priced well, but anything that I have to do to a home is considered and factored into an offer. If I'm looking at home A and it's priced comparable to home B and is a comparable home with the exception of it having green carpet, I'd factor the fact that home B doesn't need the carpet replaced, home A does. As for incurable defects, I personally wouldn't consider a home with an incurable defect at all.

I try not to notice carpet or paint when I look at a house. I try to focus on the things that can't be easily changed. If the carpet is in good condition, I agree that it's ok to leave it.

If you like the house and everything else is what you want, the carpet wouldn't make any difference to me. It can always be changed. So many people, especially on "House Hunters", will look at a house and dwell on petty things: the paint colors of the rooms, carpet color, vinyl, etc. If someone is being that picky and will turn down a house because of carpet colors or wall colors, then they need to custom build.
We have looked at several homes where each room was painted a different very vibrant color. That didn't bother me--it can be painted. We looked at another house with emerald green carpet in living room and dining room. That didn't bother me either. I would have changed it. On both of those homes, the layout wasn't for us. If those houses would have been what we were looking for, those factors wouldn't have bothered me at all.

I'm with many of the others -- it's an easy fix if the color isn't quite right. Although I wouldn't want green carpet, I wouldn't reject an otherwise great house because of something as easily replaced as carpeting.

I'm not a big fan of carpeting...but if there was carpeting in a house, green would be one my preferences and I probably would like it over tile.

Carpet and paint are personal choices and as a seasoned homebuyer you know they are things you will change in time.
As long as the bones of the house are good and the carpet looks clean and well maintained, I consider it a nonissue.

We kept the sage green carpeting but after a year in the house we ripped up the dark evergreen carpeting and refinished the hardwoods underneath.

We left the stairs in the hideous evergreen carpeting.

The folks we sold to last summer didn't mind the green carpeting and as far as I know they still have it in the house.

Definitely leave it. Especially since they can always remove the carpet and have tile. I can't see the point in removing it and exposing the tile, since they can do that themselves if they want. This way they have two options -- should appeal to both tastes.

As soon as you removed it, the first thing you would start to hear from prospective buyers would probably be "Wish this room had some pretty sage carpeting to offset the darker green tile on the fireplace". LOL! sigh... In other words, who knows what your buyer is going to want?

If you had said DARK green dated carpeting, that would be an entirely different matter.

I think cordovamom was just saying that her own personal intention to recarpet would mentally figure into what she would pay for the home. Everyone has their own limit to what they would pay for a given home, and certainly the desire to replace flooring, paint, update, or whatever, would figure into that -- maybe not dollar for dollar, but it would figure in.

Just curious at the difference of opinion compared to my blue carpet in the "Realtor's Suggestions" post. Here, almost everyone is saying, leave it, carpet can be changed, people don't look at carpet when buying a house....and in my post, almost everyone is saying, change it change it change it....a house will never sell without neutral carpet.

cathycdk, the difference for me - sage green is neutral, blue isn't.

Sage green is much more neutral (and less dated) than dark green or any shade of blue. Blue is very '90's... sorry. I know the feeling; our place had blue carpeting in two of the bedrooms when we bought it (built in the 1990's).

So sorry for your loss-

I say leave it. If someone doesn't like it they can always change it later.

I try not to think so much about the flooring or color on the walls. Those are cosmetic changes;

I wouldn't factor that into my consideration of placing an offer.

We not only WOULD buy a house with green carpeting, we DID buy one. We kept the carpeting because it was a fairly neutral sage green but we painted the master bedroom where the walls and baseboards matched the carpet color EXACTLY. Green floors I can do, a green box is a bit much for me.

When we sold the house, we did replace the green carpeting but it was in very poor shape by then. If it was brand new and very nice, we wouldn't have done the replacement.

Some people go in and look and walk away based on decor. I personally can't think those people are serious buyers but maybe they are. Others, like myself, want to know if the roof leaks, the basement floods, the floors are solid etc.
Now - all things being equal, i.e. in your neighborhood, school district town, market, whatever are there a lot of houses in similar shape mechanically? Size? Same price range? I think it most becomes an issue for buyers who have more than one of "your house" to choose from. Then if they don't like the green they might buy the other house.

Sorry for your loss. Carpet for me isn't a make or break thing. But I would mention somehow that there is perfectly good tile underneath the carpet!!

The tile under the carpet is 12 inch square with beige and brown colors in it. It is very nice and neutral and is the same tile that is in the halls and bathrooms.

The house is in the Dallas suburbs. It is in an excellent school district. It is also a one story and one realtor told me that there aren't many one stories for sale. He said they tend to sell fast.

I'd buy a house with pink shag carpet if that was the only negative. It amazes me how many folks can't look past what can be easily changed for very little money. Things like carpet and paint. I just changed an entire room in my home (just for the sake of change) for $40.00. That included wall paint and trim paint. The carpet in my sunroom is a blue/green berber. Instead of changing the carpet out, I changed the wall and trim colors to compliment the carpet. In a million years, I would have never guessed that a color called cherokee rust with white trim would compliment blue green carpet!

If I loved the house, I'd buy it. I wouldn't keep the carpet, though!
