Bought another house. Putting ours on the market.

LOOOOOOONG story short: We're buying another house. We haven't put ours on the market yet. (Gulp, gasp...choke)

Thankfully, I have some interest from some other realtors at the office who've seen my house, and may have clients in mind.

Still, it's very daunting. All of those items that DH and I turned a blind eye toward will now need to be spruced, fixed, replaced, etc.

reno---absolutely terrific home...all that for 187k? UNREAL...that home goes for 500k easily in most places here in NE,probably more...you WILL not have any problem selling this home..Love the furniture,as it looks like my sofa/loveseat/leather chair combo...paint colors are great...best of luck, but you won't need it

reno_fan are you representing yourself? Did you go through the house with your "realtor's eye" or is it still "your home"?

I think your house is lovely and like qdognj said, all for only $187K!?

I'm also in Boston - MetroWest. Anything in my town under $1mil is under contract in about 4-5 days, over $1.5mil is stagnant. Even though I'm in the quick sell price point, I'm still doing all my upgrades/maintenance prior to listing in the hopes of getting every dollar possible out of a sale - hoping for a bidding war! Though you are in the stagnant market, I would still do all the interior upgrades prior to listing. Since you are 3,500 sf on an acre, I'm guessing you are in a multi-million price point. Buyers won't necessarily take the time to see the note you left that the floors will be refinished or the stairway will be done. They will get an impression of poor maintenance, or will think you will be putting in the cheapest options since you are selling. And off they go to the next house. As for the exterior - a lot will depend on curb appeal. Can you get the fresh mulch in front of the house (and why does it take weeks to do mulch? My landscape contractor can get the whole front yard and gardens cleared and mulched in an afternoon) How bad is the driveway? Can you get the photos taken not showing the driveway? And make a note in the listing saying "Driveway being replaced in May". In a stagnant market, you really can't risk turning off a buyer due to delayed maintenance

"We don't have to sell but would like to sell." So what's wrong with it being on the market then other than you have to keep it cleaned/picked up? If you're in no hurry, why can't it just sit on the market? "But the market is really bad right now so maybe we are just wasting our time?" Houses sell in all kinds of markets at all times of the year. We sold a house this past January in Iowa (think cold and snow), and we just sold a house in steamy hot July. When the right buyer finds your home and likes the price, he/she will buy it. How is having your house on the market "wasting" your time? Definitely interview some agents and see what they've sold recently. Find someone you like who will communicate with you. Have him/her create a marketing plan for selling your house...find out exactly what they'll do in terms of ads, opens, etc.

Thanks to everyone for chiming in! The two houses we bought, the realtors did not ask us to sign anything. I don't know if it differs for 'buyer's realtor' vs. a 'seller's realtor'. I would feel most comfortable meeting this woman at least once and getting her feedback before I signed anything - I'd have to mull any paperwork over before signing though. I do like the idea of starting out for 3 months to start. I agree it sounds like a very good idea to talk to multiple realtors, but in this case, I think I will just meet/try this one first and go from there. I don't have a ton of time to devote to this. And yes, I would certainly make sure the house is very clean and tidy - shouldn't be too hard as my mom has for the most part moved her things out. There are a couple rooms that have bolder colors, so I will have those repainted cream, to make it easy on the next owner. The house is in pretty good shape for its price range, but it will pretty much be an 'as is' sale.

But I'll try to do a little something something :D Even if it's just saying hello with some ultra nutty pecan bars :D I'm hoping to buy some bar stools for the kitchen asap... ones that will go under the island as temp eating. We are also going to be getting one of those 6 or 8ft tables from costco with folding chairs for the mean time, if that's what we eat on for Thanksgiving, so be it. It will give us the "Remeber 35 years ago, our first thanksgiving in a new home and we ate on folding chairs and paper plates?" -- well we have plates. hehe. We figure that this type of table/chairs will ALWAYS come in handy during parties. Also more links about our journey there.

Nice house -- at that price I'm guessing you must live in the south -- we're getting ready to put a 2900 sq ft home -- half an acre on a lake on the market for $239,000. Our northern relatives are in shock when they see what you can buy down here compared to other parts of the country.

Good luck with selling, it shows well in the photos.

Beautiful house, here would be way more

I would lose the scatter rugs and some of the plants, the standing one in the kitchen, thin out the ones on top of the TV, lose the runner on the dining table and thin out those plants too. Also the ones on the fireplace mantle and on the coffee table. In the pictures I find them distracting but maybe in person they are not, obviously cannot tell that

Good luck Reno. I can't wait to see what you do with your next kitchen. I would be sad to see that gorgeous brick floor go too, but I know you will make the next one even more spectacular!

xamsx, yes...I've even had a few other realtors come over to tell me honest (brutal) feedback. It's our home, but only for a while! I feel no emotional attachment whatsoever. I'm just ready for the next place!

cordova, you got it. We're in Oklahoma. VERY reasonable housing market here!

It'll be interesting "sensitivity training" to have the darn thing on the market!

Reno, your house is extraordinary. The price is a steal; I'm sorry to be reduced to cliches, but I'm stunned that you can buy a house like that at such a price.

I hope you post pictures of your new house. It must be a lulu.

Now, that's just lovely. Your landscaping is gorgeous. Inside and out, you have a beautiful home. You have wonderful taste and I think some buyer is going to fall in love fast...the lucky dog. Given our reactions, you may not have too much sprucing to do and your home just says "Buy me". Best of luck.
