Put House on market THEN do upgrades?

Spring selling here in Boston is brisk below my price point yet stagnant where I sit. 2 of my closets comps left over from last year are in the opposite of a bidding war, one lowering their price, the other reacting by lowering their price even lower than that.

Both of these houses are "snappier" and smaller than mine but they get extra square footage by having finished basements (bar, media room, exercise area) so in MLS we look equal. I would be the only 3500 sf house in my town on an acre if a buyer cares about that.

To be competitive with them I need to dig up and replace driveway, refinish kitchen floors, put down 10 yards of mulch (takes weeks), paint a 3 story foyer due to one small settling crack (ouch!), put a floor in the bonus room and put down oak treads on a stairway we never bothered to finish.

Should I put house on the market while doing the updates to not miss a potential buyer in the spring or wait to complete (mid June) with the added benefit of having those 2 comps possibly off the market? Thanks to all who take the time to help.

Traditional wisdom dictates doing all repairs prior to listing your house for sale.

Do most of your upgrading before you put it on the market. You will loose potential buyers with so much work to do on the house. I would prioritize what really needs to be done. (Mulching isn't that important. I'd have the house on the market before I did that) You will also loose out on the amount of money you get for your home. Buyers will start pinging off money from your asking price seeing the repairs they will have to do. NancyLouise

Wow! Thanks for the votes of confidence! xamsx, yes...I've even had a few other realtors come over to tell me honest (brutal) feedback. It's our home, but only for a while! I feel no emotional attachment whatsoever. I'm just ready for the next place! cordova, you got it. We're in Oklahoma. VERY reasonable housing market here! It'll be interesting "sensitivity training" to have the darn thing on the market!

My advice? Less is more. Don't hide features of your home by cluttering them up with doodads and knickyknacks on top of cupboards. If you have nice tile or wood floors, don't cover them with rugs except for around the sink in kitchen and entry ways. A nice rug on hardwood can be an anchor, but never to take away from the hardwood which is a major bonus feature. AS for the bathroom - less, less, is more. Since bathrooms are typically small, you don't want to overcrowd them. Just nice fluffy color coordinated towels and if you have room, a nice vase with flowers.

Zoe, to be completely honest, I probably wouldn't have taken your cat-scratching-post couch either, because it costs a fortune to have things reupholstered to look halfway good (and as chisue found, you may not even get halfway good out of it)! I've been watching Craigslist for furniture and thought I had come across a few decent things... until I found out what it would have cost to have them reupholstered, even with cheap fabric. Shocking! Even slipcovers are expensive too now - if you want something that actually fits and stays in place for more than a few minutes without being mostly sweaty, itchy spandex, it can cost as much as a complete reupholstering. (Let's not even talk about how many Craigslisters are completely delusional about what their worn-out, ugly furniture is worth. If you bought a couch from Billy-Joe's Discount Furniture and Bait Shop for $750 and let the kids and the dog jump all over it for 5 years, it sure ain't gonna be worth $250. It's very debatable whether it's worth $50, or really belongs out on the streetcorner for the scavengers.) BTW, with the upswing in bedbug and other infestations, some charities in my area are refusing upholstered items entirely. I also found out the hard way (and they may have gotten burned by this as well, thus rejecting all pieces with any cat damage at all) that an upholstered chair that had "a few cat scratches" had had a lot more "cat activity" on it than that! It was out of a storage unit in winter so I couldn't smell anything but as soon as I got it inside a nice warm apartment - whoooeeeee. Fragrant. As Frances points out, it's all very nice to recite the mantra that "everyone should buy only 'quality' furniture" (huge pet peeve: using the word "quality" when you mean "good quality"!) but let's be realistic. Most people of ordinary means can't come up with what "high quality" furniture costs these days. I went shopping for a sturdy, not fancy but reasonably nice-looking wooden bed frame year before last and got quite discouraged at the outrageous prices - but having something made was even more bruising to the checkbook. (Frances, I'm curious, does that $250-300 worth of supplies include the tools required to make a nice piece of furniture? If so, I'd very much love to know where you're buying your tools!) dabunch, I go to Dollar Tree every few weeks. It's a great place for consumable stuff like greeting cards, paper towels and baby wipes (for the dog), and they have some great knockoffs of pricier products. I don't see why I should pay $4 for a pint of Plax mouthwash when 1 1/2 pints of an identical product in a less-attractive bottle is $1.

Hi all, We are in the Covered Bridge subdivision which is pretty much built out now. There are a few of the same model as ours on the market, but we are going to price ourselves competitively. One is extremely overpriced IMO and the other ones are missing our media room and we can price under them with more square footage. Most of what the stager said was pretty specific to our house, but I'll try to think of a few things. He said to look for areas that feel "heavy" and lighten them. Like we have two dressers and an overstuffed chair along one wall of the bedroom and he suggested putting one dresser in the garage. He wanted half the books gone out of the bookcases. He suggested everything be in odd numbers. 3 mini paintings in a grouping, 5 books stacked sideways, etc. He definitely was into de-cluttering. There were a few areas that looked overly empty and he suggested greenery (which I took to mean plants, fake or real, not flowers) in those spots. He said it should be very clear what each room is. My art studio had a lot of stuff put away, and he wanted a painting set out on an easel so people could see how we used the room. Put away evidence of pets. White sheets are best, big fluffy pillows, and turn down the sheets at the corner like people are ready to climb into bed. He wanted us to add new mulch outdoors. I guess he did say a lot! We aren't using him right now. We would be using him to bring in some furniture when we move in a few weeks. It was really nice of him to give us bonus advice! Our house may be a bit of a challenge. It's not very neutral. I'm an artist and went with a glass tile ocean colors backsplash in the kitchen. I have colorful rooms - teal, lavender, even a bright pink bedroom. Everything goes together and all the listing agents we interviewed said to not paint or change any colors, so we are hoping to find like minded spirit who likes light, bright and colorful! Keeping the price competitive won't hurt.

Noooo--those looking to buy a house would be very unnerved to show up at a listing and find it in the middle of various messy renovation projects! Plus when people are looking in a particular area, like I was, we notice right away (or our realtor lets us know right away) when a new house comes on the market. We'd want to go look right away, so our impression would be formed with the way it looks "before" anyway.

I'm also in Boston - MetroWest. Anything in my town under $1mil is under contract in about 4-5 days, over $1.5mil is stagnant. Even though I'm in the quick sell price point, I'm still doing all my upgrades/maintenance prior to listing in the hopes of getting every dollar possible out of a sale - hoping for a bidding war!

Though you are in the stagnant market, I would still do all the interior upgrades prior to listing. Since you are 3,500 sf on an acre, I'm guessing you are in a multi-million price point. Buyers won't necessarily take the time to see the note you left that the floors will be refinished or the stairway will be done. They will get an impression of poor maintenance, or will think you will be putting in the cheapest options since you are selling. And off they go to the next house.

As for the exterior - a lot will depend on curb appeal. Can you get the fresh mulch in front of the house (and why does it take weeks
to do mulch? My landscape contractor can get the whole front yard and gardens cleared and mulched in an afternoon) How bad is the driveway? Can you get the photos taken not showing the driveway? And make a note in the listing saying "Driveway being replaced in May".

In a stagnant market, you really can't risk turning off a buyer due to delayed maintenance

I am guessing the reason for the delay in mulching is that the landscapers are so heavily booked. There was so much winter damage in our area that they are still overwhelmed removing branches and debris. We just got our branches cleared ten days ago, and our landscaper warned us that he won't be able to deliver our mulch until May. I think buyers will understand that, and I wouldn't wait for mulch.

That being said, I totally agree that you should finish all the repairs you intend to make BEFORE listing the house. There's no point in making every buyer and agent in the area tag you as a fixer-upper if you're going to do the fixes anyway. You only get one chance to make a first impression. Focus on the things that look unfinished or neglected -- you need those floors and stair treads. If it really is a small crack in the hallway, I would not bother repainting. Chances are the buyer will want to choose new paint colors anyway, and that's a big expense for little return, IMO. On the other hand, if the crack needs fixing, definitely repaint the whole wall, because a mismatched paint fix looks really unappealing.

Thanks everyone. I will keep my eye on the ball and not panic about missing possible buyers.

Pixie- Wish I could get those West of Boston prices; grew up in Weston - never understood why the south shore with access to the ocean (we have 7 public beaches in Scituate) was priced 50% less. A high price to pay for a nice commute into town. Good luck with your sale. I will watch for your posts. I am FSBO so I will be back :)

Gosh - I can think of a couple reasons why the south shore is priced less. Rt 3. Southeast Expressway. Braintree split.

My DH Has a Pike commute. We are just a couple minutes from the Weston tolls and since DH works in the Pru tower, it's right off the Pike and into the parking garage. Not only do we pay a premium in RE prices, we pay $4 a day in tolls!

Putting a home on the market with the intention of (maybe) doing some updates is the equivalent of going out for a night on the town with the intention of attracting a desirable partner but deciding that it'd be easier to just skip taking a shower and changing into nice clothes.

Put House on market THEN do upgrades?
