Should we put our house back on the market?

We took our house off the market since it wasn't get many showings.

Our realtor didn't seem to be doing much to sell the house. Also he wasn't keeping us informed about what he was doing.

At the present time, our house is off the market.

So we are thinking of finding a new realtor and a new agency.

But the market is really bad right now so maybe we are just wasting our time?

The next peak in housing sales is from Labor Day until Thanksgiving. So we thought about putting it on the market for roughly this 90 day period?

We don't have to sell but would like to sell.

So do you think it is worthwhile to put it back on the market?

So what's wrong with it being on the market then other than you have to keep it cleaned/picked up? If you're in no hurry, why can't it just sit on the market?

"But the market is really bad right now so maybe we are just wasting our time?"

Houses sell in all kinds of markets at all times of the year. We sold a house this past January in Iowa (think cold and snow), and we just sold a house in steamy hot July. When the right buyer finds your home and likes the price, he/she will buy it. How is having your house on the market "wasting" your time?

Definitely interview some agents and see what they've sold recently. Find someone you like who will communicate with you. Have him/her create a marketing plan for selling your house...find out exactly what they'll do in terms of ads, opens, etc.

You've not really given enough info for me to say much...

Are you in a development that's not fully built out & you're competing with new construction homes identical to yours?

Are there 25 other homes similar to yours for sale within a few blocks?

What part of the country are you located in?

Are you pricing to sell in this market or are you hoping to get every dollar you can squeeze out?

Have you found another home & you don't want to own two?

Anyway, more info will generate better responses from the forum.

Wow! Thanks for the votes of confidence! xamsx, yes...I've even had a few other realtors come over to tell me honest (brutal) feedback. It's our home, but only for a while! I feel no emotional attachment whatsoever. I'm just ready for the next place! cordova, you got it. We're in Oklahoma. VERY reasonable housing market here! It'll be interesting "sensitivity training" to have the darn thing on the market!

One house up the street from me was listed with one REA for 6 months and did not sell. A couple of days ago, a new REA put up signs that say "Just Listed" And oddly enough, they didn't reduce the price. As buyers, we didn't give a hoot about how long the house was on the market until we chose the house we wanted. Then we used the DOM to help figure our offer. After a little negotiating, we found the point of overlap between what we were willing to pay and what the seller was willing to accept. I wouldn't take the house off the market either. Like it was already mentioned, you can't sell a house that isn't for sale. Well, unless you are our neighbors. We got them a buyer after they took their house off the market because our friend was relocating to the area. I wouldn't count on that happening though!

It was adjacent to a conservation area. Bears/deer/wild turkeys/alligators were very common We did have a screened lanai - that doesn’t stop a bear from coming through. Refrigerator bear attacks were common in our neighborhood. Most fridges were in garages and got hit when garage doors were left open.The bears opened the fridge - took out milk/yogurt/ice cream whatever. Drank/ate - folks found the empty containers. They did shut the door though! A few neighbors found bears sitting in their pools/spa. I wasn’t sorry to move to be honest. You definitely had to be careful walking at night.
