Julie, I had the same NFMart experience you did. I was completely overwhelmed by the store and DH ended up talking me into a soft Broyhill. DH..."Why are we here if were not going to buy anything?" After 4yrs the wood frame squeaks and it's so uncomfortable I'm always changing sitting positions. Have you been to Crowley Furniture in OP? I think they carry mid-line sofas but their service is excellent. The two sales people that helped me were decorators. It was great to bounce ideas off them, as well as get help with the multitude of fabric choices. If you're adventurous you could try T. Ormans. They advertise high end furniture at wholesale prices. Another overwhelming place for me. Tons of furniture spread out over a 70,000 sq ft building. I think you really have to know what you want before you go. They're only open Thursdays, Fridays & Saturdays. I do think I'll visit NFM again. Next time I'll go during the week and be armed with a list of brands worthy to look at. I remember the back of the store had an area of higher quality furniture that wasn't prowled by hungry salespeople. Also, every time I try to find a dealer for one of the above mentioned brands it comes back as being carried by NFM. Jennifer

Hey G!! sorry to hear about your knee..but glad you are on the mend. I think we got your summer...it was a hot one, but I prefer heat to cold, last winter...was pure hell for me. I've always been allergic, but like wasp stings the poison ivy reaction seems to get worse as I age. I swear all I have to do is look at it wrong..and it includes sumac, poison oak & just about every thing with leaves of three & red stems. being a yardie (new to me term for yard junkie) and living in the woods fighting these things is a neverending job. I must have gotten hold of some roots in one of the flower beds. and with our crazy weather last winter...I even got it in feburary. so whats the deal with the roof? doing a cool roof or something complex? or just having trouble with weather cooperating? sounds like you have perfect weather to get it done this weekend...just be careful up there! do you still have those wonderfully explained igu windows 101 posts from the building forum? I'd like to share them on another forum...maybe in general discussion part of the site as other areas are locked to the publc. I had the same thought as Dan - have them basically rough in the fireplace for future install without actually putting it in. Then have one put in on your own after you take possession. Costs are so dependent on where you are, it's hard for us to tell you what the cost "should" be. For reference, our cost to to put in a corner (glass on two sides) gas fireplace with stone surround up to the ceiling is just over $7,000 (that includes the fireplace, the install and necessary gas/venting, the stone, and the labor to install the tile). So if you're talking $6,900 total, it sounds pretty reasonable; if it's that on top of the cost of their basic fireplace, I might ask more questions (but it still could be reasonable).

If you're thinking of this as investment, that looks different. The answer to your "which is better" question is "probably neither." If you build new, I can almost guarantee that you'll lose money on the resale. If you buy existing and renovate, you'll be lucky to break even. And don't forget that every renovation you spend your cash on represents cash you can't invest somewhere else. I'm not an expert on this, but based on what I've seen friends succeed and fail at, there are two ways I know of (there are no doubt others I don't) to make a profit on your personal home. 1. Ideally in a cool market, buy an existing, well maintained home with desirable design in a desirable neighborhood where homes are appreciating. Live in it and maintain it well. Don't attempt any renovations whatsoever. When values are approaching your profit goal and the market is hot, but before the decor and design you bought would be considered "dated," clean it, paint it, buy a new range and a big refrigerator, and sell it. Repeat. 2. Buy a distressed property (foreclosure, estate sale, similar) with fundamentally desirable design in a desirable neighborhood where homes are appreciating. Repair what's broken. Live in the home and maintain it well. When home values in the area are approaching your goal, no sooner, decorate and update based on what's then popular and what's selling. No layout changes, no wall teardowns, no major renovations. Sell when the market is hot. Repeat. Either way, if profit is your main motive, or even a significant one -- from the second you start house hunting, your house is never your home. It's always your potential buyer's home. Don't buy a house because you like it, buy it because your buyer will. Don't change things because you want them that way, change them because your buyer will. If you're thinking in terms of what you need or want in a house (main level bedroom/bath, open floor plan, brick facing, and so on), you're already on the wrong track. I watched that happen to a friend some years ago. She had loads of fun renovating her house, but she got almost none of her costs back when she sold it. She would've been better off to have spent the renovation money on a couple of fun vacations.
