Comments (30)$360,000 to build + $200,000 for 40 acres with 330' lakeshore in MN. The cost to build includes about $30,000 for gravel driveway, $7,500 for underground electricity, well for $6,250 and $10,500 for septic. 4 BR/2.5 bath. 1,450 sq ft main finished, 1,100 2nd level finished, 1,450 basement unfinished, 780 bonus room unfinished. 2-car garage unfinished, 28'x28'=780 sq ft. Colonial variation with 6 dormers. 9' ceilings throughout including basement. Open floor plan two story great room/kitchen/dining room. Master BR and laundry on Main Floor. Split-faced block, Hardiboard siding. 8/12 pitch with architectural 40-yr shingles. Upper mid-level finishes. Large porcelain tile, BR-111 Amendoim wood floor, 48" stainless steel double oven stove with custom 48" range hood, maple stair treads and railings with white balusters, maple fireplace hearth surround, custom mudroom lockers, geothermal HVAC including radiant floor in basement plus desuperheater, garage and bathroom tile floors, closed cell sprayfoam insulation, quality vinyl argon-filled casement windows. Finished building August, 2009. Hopefully plan on never moving. I was nervous building in a severe market collapse because I didn't know what would happen if our appraisal was less than what it cost to build. Local lender really helped as well as one-time close construction to permanent loan as they had an incentive to get it closed. I was technically the GC although we had an experienced, quality builder. I did the tile, wood floors, built master shower, painting, basement waterproofing, interior and exterior drain tile, much of radiant tubing and below slab insulation, closet systems, pantry, low voltage wiring including Cat6 and coax to multiple locations in each room, security wiring, music system and speaker wiring, fireplace mantle, hearth and surround, etc. On-site every day after work and many days before work too and every weekend....See MoreCost to build a 2200 Sq. Comments (19)Register as a building company and get a sales tax number from your state. Or better yet, don't break the law. ----- I understand wanting to avoid a mortgage, however, I am not sure that you are creating value by doing so. Mortgages are great low interest loans and work well when you need one. You need to think about total cost of ownership of the house rather than just cost to build. Limiting yourself to X dollars to finish the property may just require more money later on in the form of replacement, repair, and energy efficiency costs. Without even considering the non-monetary factors of comfort and livability. If you can build a great house without a mortgage then great, however I would take a great house with a reasonably small mortgage over an OK house without. ----- I second live_wire_oak's concern about flooring at $1 per square from an Amish mill. Comments (34)It's more appropriate in comparison to the neighborhood he wants to build in. Average home age is 60 to 70 years old and average sq. footage is around 1400 sq. ft. Millworkman brought up a good point about the green new deal stuff. A new proposed bill would incentivize foresters to turn their tree stands ear marked for harvest into carbon storage banks and sell carbon credits to the evil carbon producers(everyone), instead of turning those trees into lumber to build houses. Be prepared to live in concrete boxes built by 3d printers which will cost America millions of jobs, but I hate to admit it and pains me to say this, but I kind of like the idea. It's coming and can't be stopped so prepare for the future comrades. Comments (26)The prices I mentioned that homes are selling for new construction is builders selling homes on select lots in private gated communities. So this has nothing to do with the appraised values nor selling price. It is the price the builder is selling the lot and home for . My lot is a gated horse community , all lots are 4 to 20 acres. Every home is very custom. Some of the lots that are available are bought by custom builders who build a home and sell the lot with the home.
