First off, if at all possible, I'd suggest posting pictures so we can get a better idea of how the room looks. My thoughts... 1. I think that the 3 piece widespread faucet is the way to go for an updated higher-end look. Likewise, I prefer the separate hot & cold controls for the tub. 2. I've been hearing that granite is becoming passe (this is pretty interesting to me because I just put nearly 3 slabs in my masterbath). I loved Corian more than granite for a long time but now I feel that IT looks dated. (I think I'm usually one trend behind!) In your situation, I'd look for quartz, particularly if you can find a remnant to make it more affordable. We're putting quartz in our son's/guest bathroom and was able to find exactly the material that we wanted for just $900 (85" vanity with 2 sink cut-outs). It would have been cost-prohibitive if we had to buy the whole slab. 3. If you go with Corian, your sink would probably be integrated. If you decide on granite or quartz, I'd definitely suggest undermount sinks. (We found a really reasonably priced Toto undermount sink with their Sanagloss finish and I'm surprised at how much I love them!) 4. Subway tile is such a classic that it would be hard to go wrong with it. Not sure what labor would run but definitely get several estimates. 5. If it's a good quality tub in good shape, I'd try to keep it. I have no experience with having tubs reglazed but perhaps that's an option to restore the finish(?) I'd probably not try to match the tile exactly to the tub to help keep it from looking crummy by comparison... look for something that would compliment it instead. 6. If the interior and drawers are in really good shape, it may be worth saving. A picture would help here. 7. To me, lighting is such an important element in a bathroom... and it is also relatively inexpensive for such a large design impact. If you consider it a bizarre look, chances are a potential buyer would too so I'd probably bite the bullet and redo it. If you could post a picture, that would really help. Hopefully others will have more suggestions!

Our house is 100-year-old 2-story, and the original (only) bathroom is on the main floor, directly off the KITCHEN of all places. All 3 bedrooms are upstairs. Somewhere along the line, previous owners remodeled an upstairs porch into a half-bath, but when we bought the place, the only tub/shower was downstairs. We've since remodeled the upstairs half-bath into a full bath with a large shower. With that being said, I still LOVE having a full bath with tub downstairs. It comes in extremely handy for bathing our dog, and on the occasions where we've had multiple houseguests overflowing the upstairs bedrooms, they've had a full bath to use on the main floor. Since it's off the kitchen, the tub has doubled as excess pot-and-pan drainage after having 20 guests for Thanksgiving dinner (and no dishwasher!) Even though we hardly ever use it for baths, we end up using it for other things... and when the time comes to remodel that bathroom, we're definitely keeping the tub.

Another advantage to the V cut out is that it is significantly easier to remove heavy items. The rotated shelf protrudes OUTSIDE the cabinet and lifting heavy items up through that clearance is much easier, especially with items on the bottom shelf. i just measured. The rotated shelf protrudes nearly six inches beyond the inside corner of the cabinet top. A big help when lifting a food processor. A susan built for a single door, (D shaped) will also protrude when rotated, but much less. Suggestion: Take some newspapers, tape them together to make large enough sheets, and make mock-ups of the shelf space you can have. Then compare what you gain or lose with the two kinds of doors. If your cabinet maker will custom build the susans, you can usually make them significantly larger than the ready-made ones which sometimes leave way too much dead space. You don't need more than an inch between the edge of the susan and the cabinet walls.

So I am terribly trigger shy and definitely sorry for being such a bother. I spoke with realtors and as I imagined and you all suggested, we will lose value and buyers with a 2 bedroom house. I have been thinking of some alternatives. 1. Use 1/3 of the office space to the edge of the window as a large closet for the master bedroom. Turn the window in that office to a door to the backyard and make the kitchen space and the remaining 2/3 of the office an open kitchen and dining area. Steal 2 feet of kitchen space or add to the current half bath, to make it a full bath and make the dining room bedroom #3 with full bath. We will probably end up using that space as the office. 2. Move the kitchen into the dining room and use the window in the current dining area as a door to the backyard. Remove the half bath and include that space in the kitchen to make a kitchen/dining area. Wall off what was the kitchen,to create a bathroom and walk in closet for the office, which will now function as a small master bedroom (11x9). 3. Use 2/3 of the office to make a closet and bath for the master bedroom. Make the dining room a bedroom, and expand the kitchen to include the other 1/3 of the bedroom, and the current half bath for a kitchen/dining area. Use the kitchen window as backyard access. The only trouble I have with that idea is the fact that you will have to walk to the other end of the house to use the bathroom if you are in that 3rd bedroom. The layout of this house has been kicking my butt for 4 years now. I will not let it win! Do any of these options make sense? Any thoughts or suggestions. I think the one thing we decided is that we are not moving unless we have to move outside of this area altogether because of work. Let me know if you have questions.
