Paint experts, please help!

I have heard so many different things that I am confused.

What is the best paint for bathrooms?

We had a mildew problem in one of the bathrooms which might have been due to a leak in the roof, but the mold had spread from the ceiling onto the walls. It is also possible that the 15-year old exhaust fan was not working properly.

We have fixed the leak and replaced the fan. I am going to wash off the mold and prime using Kilz. But I want to be on the safe side and paint the walls with a mildew resistant paint. What paint should I use?

I was going to use Perma White by Zinsser which, according to the manufacturer, is tintable with any light color. However, the dealer is saying that tinting PW produces unpredictable results and they cannot guarantee the final color.

Any suggestions?

Perma White will perform the best under those conditions. Tinting it according to manufacturers specifications does not diminish the 5 year warranty on mold/mildew proof.

Be sure the wall is clean of all mold/mildew prior to painting.

I would even skip the Kilz primer and apply the two coats of Perma White since PW is self priming and that provides two coats of mold/mildew proof paint.

Is is enough to use Clorox mixed with water to remove mold or do I need to get a cleaner specifically formulated for mildew removing?

Also, you have previously advised on another post to use BM Satin Impervo for bathroom trims. I talked on the phone with my local BM dealer a few minutes ago and he said twice that BM Impervo is oil-based. I went to the BM website and saw that they had Waterborne Satin ImpervoÂ® 314.

I guess that means that the local store does not yet have it. How do I get it?

They do not carry Aura either - I asked. Where can I get the Aura and what is the advantage of using it?

Do I HAVE to use Dirtex to clean the trims before priming or will the Liquid Sander do the same job?

You are going to want more than 32" for the toilet. 36" is standard (and perhaps even code in some areas???? Not here in Maine but I heard people saying that on other forums...) We have 34" and it feels fine but I dont think I'd want to go much tighter. You could solve that simply by flipping the closet and shower. So, have your shower -rotated 90 degrees and witha glass end wall- at the end of the tub (which is a nice setup you can see in many bathrooms, the tub deck can actually protrude under the shower glass wall and be a ledge or seat in the shower). Then the passageway moves to the left, and you can steal a bit of space from the other closet for the toilet. Either that of have a shorter vanity. 48" isn't a size I'd fight for. It's too short for a double vanity, really (unless you're using one of the new two-faucet 'trough" styles) so why not go down to 42" and have a better toilet area? For resale, though, you should consider a double vanity. Some people I guess expert truly huge ones, like at least 5+' long. But you CAN get smaller ones, Ikea has some great ones for tight spaces. But if you're not selling anytime soon, do what YOU like!! (But I still think you'll want more toilet space...)

Just painted a room SW Softer Tan. Very soothing color. Not pink, or grey or yellow. After looking at your pictures, have you considered a nice off white to go with the tiles? It might help to unify the walls, then you could use a complimentary color in your towels,rug and shower curtain, etc.

If you like BM, then use their Advanced paint - it's water based and levels beautifully. I used CabinetCoat as my primer and Advanced as my regular paint on my kitchen cabinets over five years ago and they still look great. I have literally scraped dried food off my cabinets (who knows old long it was there lol) and the paint has never chipped. I did sand and prime (prep work is important). If you're hiring a "pro" he should know what he's doing... No guarantees lol but he should be able to paint.. When I tackled my kitchen cabinets I hadn't painted since 6th grade... and everything turned out fine. I used quality paint, nice brushes and took my time.

I would go with something like Healing Aloe…the floor and the counter need something with a green undertone. It has a LRV of almost 70. Your walls are not smooth so do a matte finish. This green toned paint will look great with desert twilight in the entry. I can’t see the cabinet, but I would paint it.

Talk with someone at the store who knows the products.

Satin Impervo is in Waterborne or Alkyd. It has been that way for years.

Bleach kills mold/mildew. Nothing else required.

I do not use liquid sander or deglossers. Avoid those shortcuts if you can.
Wash with Dirtex, dull with #180 sandpaper and remove dust.

There's no advantage to using Aura if it's not available there. Don't waste time looking for it, choose another comparable paint.
