Heat Pump and 80% vs AC and 95%

I live in the Seattle area and have a furnace that is 26 yrs old. I know, time to replace it. My home is a tri-level with 1800 square feet total. I am good with the basement staying cold. That is my workout area.

So, do I go with one of these options or something else.

1. A York 80% eff modulating gas furnace YP8C080B12 with a York YHJF030 15.5 Seer Heat pump with a new Prestige T-Stat.$8500 including install and permits

2. A York 98% eff 2 stage variable speed gas furnace YP9C with a York 14.5 Seer A/C system Ycjf030. $10,300.

3. Trane system, I don't have the numbers here. $9500.

The Trane estimator never mentioned that I need more return air and another vent installed. The 2 other estimators both mentioned the insufficiency of the return and want to add another one on the main level. How do I decide? Which one will be more reliable?
