Help With New Laundry Room

Would love some help with my laundry room. Overall, I'm feeling pretty good about it. I know it's not big, but I would love to find a good spot for a fold-down ironing board and space (even minimally) for a few sorted clothes. Any other great ideas and/or insights are appreciated!

I will probably revise the plan at least to have the counter continue over the w/d and a rod over the sink.

Dimensions are 5'8 1/2" wide and 10'7" long. Laundry room is located on 2nd floor between master bedroom & play/game room. I do most of the laundry & there are 5 of us (3 kids). Here's the current plan:

I fear I must be brutally honest with you and tell you that this layout will not function well. Why?

It's too narrow. There are no provisions for mandatory connections (even though you will most likely vent the dryer through the side) at the back of your laundry machines to be connected, hoses, electrical, etc. If, by looking at your drawing, the washer and dryer are approximately 29 inches deep you will need additional space--per individual manufacturer required specifications--regarding setbacks from walls. This narrow space will also lead to difficulties both installing and servicing your laundry machines.

The door swing is in the way of functioning area: the sink. This means that you must constantly be cognizant of others who might enter the laundry room so that they do not hit you.

If you can, increase the size to a desirable square of 10x10 feet as it will provide for a truly useable laundry space versus what is designed now. Long/narrow spaces are not what I would consider the ideal space for laundries. In your case you will likely find it to be prohibitively narrow when built. Servicing laundry for five people is a lot for a home.

fahrenheit_451 - Thank you for your input. I wish I could make it 10x10 or bigger!!! That would be wonderful, but the only way to do that would be to take it from the master bedroom, which is 16 1/2' by 15 1/2'. That would take it down to 12 x 15 1/2', which I think would be too small. I could take some room from it, though, and had already thought about that. Do you think taking a lesser amount would make a difference?

Our current laundry room is a similar setup, but even smaller, if you can believe that - it's 5' by 7 1/2' long. So I think we'd be okay with servicing them in that small space even though it's tight...it would be easier than now! :-)

Thanks for pointing out the sink/door issue. If I put a counter over the w/d, do you think I could move the sink next to the w/d? It seems like that would solve the door issue & then I would have counter on both sides of the sink. What do you think of that idea?

If you are that freaked out by mice and can afford it, hire an exterminator. If you can't afford it, set some humane traps. NOT A STICKY TRAP. The sticky traps are horrible. They severely torture the trapped mice, and also torture the human that put them out, via guilt. No matter how much you hate mice, if you have never seen a mouse or other creature on a sticky trap, believe me, you don't want to. They are stuck to the glue, and are absolutely frantic, trying to escape. They end up tearing their own skin off and breaking bones in the process, adding to the agony. They finally give up out of exhaustion, dehydration, and injury, and death comes slowly and painfully. I hate rodents, and certainly would FREAK if they were inside my house, but I would never subject any creature to a death like that. By humane traps, I mean one of two options: A snap trap that will kill them quickly, or a trap that will allow them to crawl inside but not be able to escape. Then you have to take them somewhere and release them. Probably not high on your list ;) An exterminator will do this for you. But again, there is a cost associated. The advice given about finding the spots where they are entering is very good. Mice can get inside via a hole as little as 1/2" wide. Here is a link that might be useful: Google: glue trap death

We are also in a similar situation, installing a laundry room in a 2nd floor closet in a 100+ year old rowhouse. I will put my reasoning below, maybe it will help you out. We have it narrowed down to the Samsung 328 series and the Asko 24" 6222 series. From what I know, the Samsung is very good on second floor applications because of the VRT -- it really works according to most gardenwebbers. The Asko is a bit smaller of a machine, but has a robust internal heater that can get the water up to 205F, which is awesome. The Asko also has a nice suspension system that is supposed to be good for second floors. I'm a little concerned that by the time the Samsung fills with water, the water won't even be hot because the water heater is a good distance away. The Samsung will be a fairly tight fit. Some people make comments that the ASKO is not reliable, but I haven't seen any direct complaints regarding it, and they, like Miele, advertise that their units are built with a 20 year life expectancy. There just isnt much information available on them. I know they make fantastic dishwashers.

I'd still be concerned about your mother and a walker in the bathroom. How much room is there between the shower and the toilet? Plus where will grab bars go? There's so much extra room around the space that you'll need to put in floor grab bars which are a heck of a lot uglier than coming in and seeing a toilet. I do agree about the doorway into the guest room. However I don't like where she placed it because now you are limited where you can put the bed and I think the solution is worse. The width of the bedroom is 10'8" or 128" wide. Putting the bed between the wall and the closet on the window side (so the foot of the bed faces the entry door), means you now only have 68" of space if you use a queen sized bed. (A queen mattress is 60" wide) So that means now your mother only has 34" of walking space. Not even a full 3" on either side of the bed. If there's a bed frame, then it's even less. If you place the bed on the left wall you only have 126" and you need 3' for the door swing. So now whoever is on the window side of the room has even less space to move around. So while it solves the problem of the two doors, it really creates another problem because of the bed. By keeping all doors on one side, and keeping the original size of the bedroom, the bed can be placed between the windows because the original room width was 11' or 132". That gives a full 3' on each side of the bed. Also note that clothes don't turn corners in closets. That's the reason I left that area blank. It can be hanging for things like ties or belts, etc.

Annette, thank you for taking the time to answer. Apologies for the very rough sketch. I didn't explain that we will be adding the envisioned left hand wall, sectioning off the new laundry space from the current open garage space. The elevator and space at the bottom of the sketch are in the interior of the house. The door between the elevator and the stairs opens from the foyer into the garage. The closet I have drawn in there, we have now decided will be added to the laundry room and not the foyer. The lines I have drawn in the middle of the left hand wall will be stairs going down to the lower level of the garage. There will be a door there. The sketch I have drawn correlates to the right hand section of the blueprint. The perspective would be the equivalent of the first photograph. The new wall will be placed where the dotted line is in the blue print . Am I making more sense? (or any sense.... ;) ) I agree with you about putting the dryer on the exterior wall. I'm not sure why my contractor boyfriend is so insistent on them not being on an exterior wall. Were the Fl units you were using in the house on pedestals or without? I feel without the pedestals they will be ok. I'm short: 5'4"

If you can add an alcove for the washer and dryer unit by switching the washer and dryer to the opposite side, you will be better off. You can use the space on the opposite side, in the adjacent room, for an additional closet or an entertainment center. Then move your sink to the end, near the window on the side that it is on now, and run a full-length counter with cabinets above. In the alcove area over the washer and dryer, also place cabinets above.

fahrenheit_451 - Wow! That is a great idea! I hadn't thought of that. If we did that, we would only need to take about 30" from the other room, right? We wouldn't need additional closet space in the bedroom, but we maybe we could put a built-in entertainment center or a piece of furniture like our dresser in that space.
