Breaking ground soon on an open concept ranch split 2711 house plan. would love to put in as much wood as possible on this plan, even kitchen if possible, with carpet in bedrooms and tile in baths. we are setting aside a good budget for flooring...it's one of those things we don't scrimp on. the carpet will be mid-grade, because with the dog i do like to replace it when needed without feeling bad about it.

I have a 70 lb Labradoodle, a toddler with juice cups, and a baby due Christmas day 09! Please help me decide on the wood flooring based on your experience. My current rental has Brazilian Teak Hardwood floors (Pergo?) and I see no issues with the dogs nails OR my daughters occasional overlooked spills. It seems to be a very durable wood. It is WAY too dark for my level of commitment in terms of showing dust, dirt, footprints, etc. At this point, I dust mop DAILY and wet mop with wood cleaner 3-4 times a week. I can't do that again, so it looks like a lighter and possibly less durable option than teak will have to be considered.

My sister has laminate wood, and the dogs nails "tick tick ticking" drove her INSANE. i guess they are a little "louder" in terms of nail/heel clicking?

My friend has engineered wood, and she regrets it because she claims it is harder on the knees and that it is hard to repair any damage as it can't be sanded.

I am cool with getting real wood and having a worn or less than perfect look, especially considering the above listed alternatives. I love the fact that it is softer on the knees, but i have never lived with a lighter color and worry about stains and durability.

Any suggestions for me? Here's the floorplan, because I KNOW we all love Plan Porn. :) I have modified the master side on this plan to accomodate a larger laundry and better layout. I will try to post a flooring schedule when I get it from the engineer (my hubby)!
