Logging is pretty much a one time income. You log, you re-plant, and you wait 100 years before you log again. However, it does increase the value of the land as the commercial varieties of trees grow. You have to get all the big equipment in to log, so 10 acres of forest is about the minimum area to make it worthwhile. The more land in trees, the more profit, as long as you are dreaming. If you are close in to town, you can plant Christmas trees, harvest those trees for a few years, leaving carefully spaced trees uncut that will be left to grow into timber for later harvest. Pick an area and the extension service can tell you how much land you need per "unit", that being 1 cow and 1 calf. Around here, I need about 2 acres of irrigated pasture per unit, if I maintain the grass with care. Without irrigation, it might be 80 acres required for one unit. In a different climate, the area needed is going to be different. There is an area east of here where it is 120 acres per unit. So, you can see you have to do some more research to get that answer. One local rancher told me that his profit on cattle was about $10 per head. Keep that in mind if you are hoping to support yourself. I sold locker beef, and just about paid for my own meat for my own table. Locker beef sells for more, but costs more to produce. You might possibly make good money with registered cattle, but you must show them and have winners. It's not cheap to do. So excellent prices, lots of expense with registered cattle. Ditto, registered Holsteins. If you have the high milk production and breed to the top name bulls, the female calves are worth plenty. But they cost you a bunch to produce them. I have a cousin who supported his family on 5 acres. He had good soil and a long growing season and he sold organic vegetables and dried flower arrangements at the farmer's markets. Most people can not support themselves on 5 acres, and 5 acres is a huge amount of dirt to tend, too much for the average veggie gardener. Five acres of greenhouse with something high priced like roses, though, could support you. You'd probably need to hire help. If you can get decent land, with water and a good growing season, and you are a hard worker, you can pretty get to be self-sufficient. You won't get a lot of cash, but you can grow and make nearly everything you need. Just need money for salt, coffee, seed, and property taxes.

Like several others, I didn't download the plug-in. If you think it'd appeal to other grad students with a family, why don't you market to them directly. Take out an ad in the student newspaper and post some flyers in the lounges and student center. If I remember correctly, this is the time of year when all of the students are hustling and bustling to upgrade to new housing anyway. Make them want it. List any amenities such as close to campus or whatever is relevant for this school. This may cost you a little extra out of pocket, but it could be worth it.

"our offer was apparently 90% of appraised value." Appraised value for what purpose? Taxes? Tax assessments always lag behind sales. An actual loan appraisal? Based on what? Similar is not the same. Location, location, location. How similar? Same schools? Same Âside of the highwayÂ? "With commission at 4%, we calculated that the sellers would make about 30,000 in the one year after painting expenses. We think, although unsure that the sellers are looking to make $100,000 on the year (which would be about a 12% increase when the market has dropped about 5% in this area)." The only thing that has anything to do with process is the "the market has dropped about 5% in this area." And Âarea can be a vague thing. In the Washington, DC metro market sales are dead in some areas and flat in some. Some areas will probably end up going down but the latest overall market assessment in the news is ~10% increase. Is this market up or down? Location, location,, location. "Just think the $100K profit in one year is a bit over the top" This has nothing to do with value and is your personal opinion (and may not even be warranted). I have purchased some pretty cruddy places and sold them in 3-4 months for more than $200,000 over acquisition cost. I hit the major problems and left the minor ones to the buyers. If I fixed them all the price would go up another $100,000 and be too high for the location. Was I "over the top" for taking on the risk? The house may indeed be overpriced, but in an area with very few sales it can get very hard to tell. Are you looking for a quick profit or a long term residence? No one wants to overpay, but I have not seen any hard evidence the price is excessive yet. CMAs get very fuzzy without recent comps. I have purchased in places way over the previous sales if they are dated. I have also been caught a few times and had to hold longer than anticipated (most of the time from unforeseen problems). It is seldom simple or cut-and-dried without good comps.

Totally agree with the "desappear" problem. I still wouldn't be worried about him falling if you had correct coverage. I have had 4 roofs replaced due to hail, and a 4 car garage burn up. None of these items have affected my rates. Sorry if I came off harsh, bad thing about internet is you cant tell ones tone. Still am curious if a guy needs to be bonded. I have never checked this and am curious why I should. I have checked this with property managers where they were collecting my rents and holding them for a month. ANYWAY I believe people don't repair windows as its not a big money maker. I have fixed a few things on double hung windows and you never know what you are getting into untill after you've started. I would say to repair a window is almost the same amount of labor as installing a new window. The new window allows the company to profit on labor and materials. So for it to be cost effective I would guess the window company would actually have to charge more labor for fixing a window than installing one. Other thing my window installer friend said is old windows just aren't as efficent as new ones and its just a good idea to replace if working or not. Good Luck!
