on site installation of hardwood floors - how much for VA?

Hi everyone,

I hope this is the right board for this question. We have a new build in Williamsburg, VA and want to know how much we should expect to pay for on site installation of hardwood floors.

The hardwood floor allowance is $10,500. The contract is not signed so we can change this number. We are undecided about wood species and the floors will on be on the first level - about 1250 sq ft if that matters.

Not counting the price of the wood (we will pick later) how much does on-site installation run?

You need to get some bids from installers in your area. If you don't know of any, check with your local building supply or ask friends. Best bet is to ask your friends specifically if they would recommend a good hardwood installer. Installation costs vary wildly by location. Get at least three bids and if they seem high, keep going. The thing is, you don't want to be overcharged but you sure do want someone who knows what they are doing. There are many ways a new installation can be badly messed up if the installer doesn't know what he/she is doing.

The very best thing you can do is to do some research on the internet and educate yourself about the process and then you will know what questions to ask installers as you interview them. Check out the installation guidelines approved by the NOFMA (the wood manuf. flooring assoc) and make sure you read the installation guidelines on the flooring you select.

Also, flooring stores will normally tell you what they charge for hardwood installation and that should at least give you a ballpark number.

Swiffer wet jet, mop, scrub brush on hands and knees. If its just dirt you only have to get it a little wet and wipe it right up. Water won't hurt the floor if you don't leave it set too long, chemicals I would be leery of.

When we installed our engineered hardwood floor my wife wanted a floor that was easy on her 80 yearold legs. I got a cork underlayment to go under the flooring and over the subfloor. We installed a floating (not nailed down) floor. It has worked very well but I don't know if you could nail through it. I don't see why not. Ours was 5/16 inch thick but if I recall the 1/4 inch thick version was availble as well. I think I got it from ifloors.com.

I hope none of you laugh me out of this forum..... we just had red oak installed and plan to finish it ourselves. It seems so very smooth already that we were wondering if anyone has forgone the huge drum sander route and done just hand belt sanding and/or buffing. Even the installers commented that it was unusually smooth new wood. Also, what is the most recommended finish, oil based or water based? Brand? Thanks for any feedback from "out there"!

We just had 4 rooms of hardwood installed. It took 6 days but 2 were for prep. We had just one guy doing the work. Ours was prefinished. Finishing shouldn't take more than 2 days to do but you need to stay off it for at least 24 hrs I think. We we able to move most of the furniture to the living room and hall. Gave a few pieces away. POD sounds good but since our house is on a hill and you need to go upstairs to get to the front door, we didn't want to move anything down the stairs. They installed plastic on the doorways etc but there is still dust to be removed when they are done.
