How to clean very dirty site finished hardwood floors

Hi Everyone,

I'm looking for some cleaning advice. We have just purchased a bank owned property that has been vacant for nearly a year. The first floor is predominantly site finished maple flooring which is pretty dirty. The realtors made no effort to maintain the interior of the house, and prospective buyers have tracked a significant amount of dirt across the floor. The stairs to the basement (also maple) are the worst with a number of areas of collected mud.

The flooring is about 5 years old. We are prepared to have them refinished, but we would like to clean them first to assess their true condition. Could anyone recommend the best way to clean this mess?
