Hmmm ... looks like a photo didn't publish there.

But here are some thoughts on some of your questions.

1. When are you planning on selling? Is it soon (within the next few years)? If not, stop worrying about resale. Frankly, this is going to be a very small master bath, so if you were worrying about resale that would be the first issue. Second of all, seems like a lot of times people who want a tub in a master bath want a big soaker tub, so a regular tub probably doesn't do much for you. And they want a separate shower. If you have a bathtub elsewhere in your house I'd drop the idea of a bathtub all together. And even if you don't, I seriously consider just going with a shower. One very nice, fairly large shower is going to show much better than a small shower/tub combo, in my mind.

3. I think having double sinks is a big thing for a lot of people, and I think 60 inches might be tight for two sinks, but maybe you could make it work. In bathroom this small it almost seems wasteful to have one entire wall taken up with a vanity.

I think I need to see the picture to comment on any other questions.

I'd recommend not having a tub. Just a nice walk-in shower, a toilet, and a single or double vanity.

If you can't squeeze in a double sink, go with a single sink, but consider a wider or even a trough sink with two faucets.

Without specific measurements, and especially a specific door location, as well as options for moving the door, it's tough to advise on layout.

But from the plumbing perspective, it's fairly easy to run water supply and drain lines to and from the shower and sink(s). The toilet can be a bit trickier. So if you can back up the new toilet to the existing, that can potentially save you some trouble.

Still, don't alter a design just for toilet location. If you can easily locate the new toilet opposite the existing, that's a bonus. But I wouldn't corrupt what might otherwise be a nice layout just for that one item.

But I'm with sailor-girl...a measured drawing would be nice.

In my master bathroom I have a fairly small double sink vanity: about 64" I think. This space works great for the two of us. In fact, when I replace it with a new vanity and have undermount sinks, the countertop space will be even better.

I also have just a shower (no bath tub) in my master bathroom. I have a nice soaker tub in the main/guest bathroom that I use if I feel the need for a bath. Personally, I love having just a shower in the master bathroom and I much prefer the medium sized shower over a shower/standard tub combination. I'm no real estate agent, but I think as long as you have a tub in the house, just a shower in the master is sufficient (if not preferable).

I think most people (including myself) prefer not to have the toilet directly in front of the bathroom entry. Not only is it somewhat unattractive on entering the bathroom, but it also leaves a somewhat exposed feeling while using the toilet.

I am leaning towards having the vanity on the left and the toilet on the right. One other idea is to have the bathtub by the window (perpendicular to the entrance).

lucik- It looks too tight between the vanity and the shower. Will the shower door open freely? Measure the clearance between the tub and the vanity in your existing bath to the right. Compare it to your proposed clearance and see if you are comfortable.

Good point! The clearance is really small :( I was thinking of getting a 'skinnier' double vanity (saving 1-2 inches). What other options do I have?
Can I put the shower stall somewhere else and save more space?

Thanks lucik77, that pictures helps a lot. I agree with pamelah that the space between the vanity and the shower look really tight. What is the measurement there?

I just measured the drawing: the space between the vanity and the shower is 24 inches.
The entrance door and the window have not been built yet so I can move them around but the width and length of the room are unfortunately non negotiable.
What if I built the shower by the window, partly "tucked" behind the vanity?

I drew an alternative for you, but my program won't let me draw the kind of shower that would work well. Are you familiar with a Neo Angle shower? Look it up and you will see that the angle could be taken off the edge of the vanity to about 6 inches from the front of the toilet. I think that would allow you a sufficiently sized shower door that would swing freely.

I would center the window in the shower.

Now, to personal preferences, I would center the window in the shower and I would make this a 1 sink vanity. The bath is small, and it seems unlikely that you and your wife would comfortably use the vanity at the same time. Plus, having ample counter space is a good thing!

Pamelah, Thank you so much for drawing out the plan!!! Yes, I just learned about neo angle shower and I love the idea. I just wish it could be a little bigger inside, since my husband is a big man. The 38'' neo angle shower I "tried" in the store today (based on advice from gardenweb :) seemed a little small even for me.
I heard that its not ok to have plumbing lines on the outside wall. Is it going to be a problem having the toilet lines on the outside wall?
Also, I just saw this image on kohler website and I think I can build something like this (only a mirror image). What do you think? Will it work with my space?

That's a pretty bath! Yes, it looks like you could do something very similar.

There are 42" neo angles. Just Google 42 inch neo angle shower and you'll see plenty of options. I would definately get the big guy in the shower before proceeding.

I can't answer your question about plumbing in exterior walls. I have 2 toilets on exterior walls in my current home. You definately need to talk to a local contractor before you go much further.

The Kohler bathroom demonstrates a good use of a small space. My toilets are on outside walls, but I'm in the South. Is the linen closet very important to you? Without it you could have a 36" x 81" shower; big enough for 2! Or maybe 36" x 70" with narrow shelves for nicely folded linens. Just a thought. Please keep us posted!

I'm in NYC tri-state area so I have to be concerned about cold winters that we sometimes get out here (per my plumber).
Do you think its a good idea to have a long rectangular shower? Does it look good? I would love to make it more elongated along the window wall but am concerned about making it look odd. Hence the linen closet on the right. What's a good width for a linen closet? I think it might be useful to have it there.
I was also thinking about trying to design the shower to use standard sized frame-less glass doors (36'' to 48'') to save on the cost of glass and avoid custom. I imagine there is a design principle that would serve as a guide as to how long a shower can be without looking odd. Unfortunately, I don't know where to find that information! Maybe someone else on this forum can help with that.

My current linen closet (in the hallway) is 24" wide but due the framing of the door, the opening is only 17" wide. It is not very functional, IMHO. I recently built a new floor to ceiling closet in the master bedroom with sliding shoji doors (still waiting for the doors to be built). I included an 18" wide linen 'closet' and the space is totally accessible - much better design. Additionally, the shelves are on drawer runners because the closet is 24" deep and being able to slide out the shelves makes it much easier to get to that towel in the back! So, I suggest you take a good hard look at your linen situation and try to picture yourself actually getting things out and putting them away. From there you should be able to come up with a good solution.

That's a wonderful idea - I'm going to try to see if I can get the shelves on drawer runners. In my case, the space is going to be about 3' deep so my linen closet will probably have to be a bit recessed. I plan to keep most of the towels and some toiletries there. This will allow me to shrink the depth of the vanity and hence increase the clearance between vanity and the toilet (one of my original design issues).
In general, what is the deepest I can make that linen closet, taking into consideration the drawer runners?

I have seen sliders up to 26" (they may come larger) and there are places that will custom make them too. The Rockler website has some valuable information. I'm so happy for you - I wish I were as far along in my renovation plans!
